Job Overview
We are seeking a reliable, hands-on Property Manager / Maintenance, Leasing & Renewals Coordinator to oversee the day-to-day operations of a 48-unit residential apartment property. This is a versatile position for someone who is comfortable working independently and managing multiple responsibilities, including property maintenance, leasing, lease renewals, tenant relations, move-ins, move-outs, inspections, and general property management.
The ideal candidate is organized, responsive, professional, and able to handle both hands-on maintenance tasks and administrative/property management responsibilities. The successful candidate will serve as the primary on-site point of contact for residents and prospective tenants and will help ensure the property is well-maintained, fully occupied, and operating smoothly.
Key Duties & Responsibilities
Property Management & Tenant Relations
- Serve as the primary point of contact for residents and prospective tenants.
- Respond to tenant questions, concerns, and maintenance requests in a timely and professional manner.
- Maintain positive relationships with residents and promote a well-maintained, safe, and clean community.
- Assist with rent collection and follow up on outstanding balances as needed.
- Enforce property rules, policies, and lease requirements.
- Communicate with ownership regarding tenant issues, vacancies, maintenance, and overall property operations.
Leasing & Lease Renewals
- Market and advertise available apartments.
- Respond promptly to leasing inquiries and prospective tenant leads.
- Schedule and conduct apartment and property tours.
- Process rental applications and coordinate tenant screening in accordance with company policies and applicable laws.
- Prepare and execute leases, renewal agreements, and related documentation.
- Manage the complete leasing process from initial inquiry through application, approval, lease signing, and move-in.
- Proactively contact residents regarding upcoming lease expirations and manage the lease renewal process.
- Negotiate and prepare lease renewals in accordance with ownership guidelines.
- Track lease expiration dates and maintain accurate records of lease terms and renewals.
- Work to retain qualified residents and minimize turnover and vacancy.
- Maintain strong occupancy and help reduce apartment downtime between tenants.
Move-Ins & Move-Outs
- Coordinate and manage all tenant move-in and move-out processes.
- Conduct move-in and move-out inspections.
- Document apartment conditions and identify necessary repairs, cleaning, or maintenance.
- Coordinate unit turnover, including repairs, painting, cleaning, and preparation for new residents.
- Manage keys, access devices, and related property records.
- Ensure apartments are ready for new tenants in a timely manner.
Maintenance, Cleaning & Property Upkeep
- Perform basic general maintenance and repairs as needed.
- Troubleshoot common plumbing, electrical, appliance, HVAC, and building issues when qualified.
- Perform routine cleaning of common areas, hallways, entrances, laundry rooms, and other shared spaces.
- Clean and prepare vacant apartments for new tenants as part of the move-in and turnover process.
- Coordinate or perform cleaning, painting, minor repairs, and other work necessary to prepare units for new occupancy.
- Maintain the cleanliness and overall appearance of the property and grounds.
- Coordinate outside contractors and vendors for repairs, cleaning, or services beyond the scope of in-house work.
- Monitor common areas, grounds, building systems, and overall property condition.
- Respond to maintenance emergencies and urgent property issues.
- Ensure the property remains clean, safe, well-maintained, and presentable at all times.
Administrative Responsibilities
- Maintain accurate tenant, lease, renewal, maintenance, and property records.
- Track lease expirations, renewals, vacancies, work orders, repairs, inspections, and vendor activities.
- Assist with coordinating vendors and obtaining estimates when necessary.
- Prepare regular updates for ownership regarding occupancy, leasing activity, renewals, vacancies, maintenance, and resident issues.
- Ensure compliance with applicable housing laws, safety requirements, fair housing regulations, and company policies.
Qualifications
- Previous experience in property management, apartment management, leasing, lease renewals, maintenance, or a related field preferred.
- Experience handling the full leasing process, including showings, applications, lease preparation, move-ins, and lease renewals.
- Strong hands-on maintenance and repair skills.
- Excellent customer service, communication, and negotiation skills.
- Ability to work independently and manage multiple responsibilities.
- Strong organizational and time-management skills.
- Professional, dependable, responsive, and detail-oriented.
- Basic computer skills and ability to maintain accurate records.
- Ability to handle confidential tenant and property information.
- Knowledge of local landlord-tenant laws and fair housing requirements preferred.
- Valid driver's license preferred.
- Ability to respond to property emergencies when necessary.
- Bilingual skills are a plus.
- Experience managing a small-to-medium-sized residential apartment community is highly desirable.

Pay: $20.00 - $25.00 per hour
