Full Job Description

Excellent opportunity for an experienced residential property manager with an active Hawaii real estate salesman license to join our team. Key responsibilities would include:

Overall management responsibilities for Residential Property Management department.
Implementation of department’s policies and procedures including oversight and approvals.
Supervisory responsibilities for Residential Property Management department staff including Property Managers, assistants, Maintenance Coordinators, and office staff.
Client retention – Help develop strong client relationships, interface with existing clients, assist in problem resolution.
Business development for new client and new business acquisition, including developing internal business relationships and referrals.
Implement client service initiatives, including Client Satisfaction surveys and ratings and Owner self-service systems
Develops and works with clients and owners and others face-to-face to approve budget(s) for the assigned markets and property portfolios and monitors and manages budgeted-to-actual results by analyzing and evaluating financial statements, or other reports and working with the Regional Directors and Controller to discuss and resolve financial needs and issues. This position will be the lead liaison assigned to specific clients.
Manages the financial and operational performance of each portfolio. Identifies and investigates indicators of performance deficiencies or opportunities and guides the development of appropriate action plans that correct deficiencies or maximize opportunities to ensure the portfolio meets stated goals and objectives.
Ensures that the talent and staffing needs of the portfolio are met by interviewing, hiring, developing, and managing Property Managers. Oversees acquisitions, development, and management of site-level and support team members in accordance with Company policies, values, and business practices.
Assists the Vice President of Property Management in researching and developing potential new business opportunities by identifying and meeting with potential clients, developing financial proposals, and assisting in the transition and take-over process to promote a smooth acquisition.
Manages client relationships by providing regular and on-going communication, timely and comprehensive reporting, and effective resolution to issues, concerns, questions, and requests.
Develops business plans to promote market growth by gathering market and other relevant data, analyzing and identifying emerging trends, assessing impact on the Company’s market position, and communicating issues, threats, opportunities, and pertinent information to the senior leadership.
Oversees procurement strategies to ensure Company is receiving the best service and price available by vendors and contractors.
Promotes client satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.

Administrative responsibilities would include:

Maintain effective and professional tenant relations.
Supervise rental collections and carryout collection policies.
Review and approve all contracts for new accounts.
Complete duties in a professional and timely manner.
Handle emergencies that may arise, regardless of the time of day,
Communicate, verbally and written, with clients, tenants, and others.
Coordinate tenant/client interaction.
Oversees accounting activities, banking maintenance, release ACH batches, transfer funds, and approve check registers.
Oversee maintenance coordinators ensuring timely completion of work order requests, processing insurance claims, invoicing/payment processing, and proper communication between tenants/owners and vendors.
Approve time-off requests, staff time sheets, pay agent referrals, and pay property manager commissions.
Keep owners and/or management advised of significant operational problems and of deviations from the management plan.
Conduct market vacancy meetings. Conduct employee evaluations.
Assists in budget preparation.
Assists in the employee hiring process for Property Managers, Assistant Property Managers and Maintenance Coordinators (review resume and initial interview).
