About the Position
We are seeking an experienced, dependable, and versatile Maintenance & Renovation Technician to maintain and improve our portfolio of apartment buildings in Minnesota and Wisconsin.
This is a hands-on maintenance position.
We are looking for someone who is comfortable working independently and can handle a wide variety of apartment maintenance, repairs, renovations, and unit turnovers without needing to call an outside contractor for routine work.
Our properties are located primarily in Faribault, St. Charles, Osceola, New Richmond, Ellsworth, and Alexandria.
Responsibilities
Typical work will include:
- Apartment turnovers and renovations
- Luxury vinyl plank (LVP) and other flooring installation
- Basic plumbing repairs and fixture replacement
- Basic electrical troubleshooting and repairs
- Drywall installation, patching, and repair
- Interior painting and touch-ups
- Door, lock, trim, and hardware replacement
- Cabinet and countertop repairs/installation
- Appliance installation and troubleshooting
- Toilet, faucet, sink, and garbage disposal replacement
- Light fixture, outlet, and switch replacement
- Minor carpentry and finish work
- General building repairs
- Troubleshooting tenant maintenance requests
- Preventative maintenance
- Exterior repairs and miscellaneous property projects
- Preparing vacant apartments for new tenants
- Coordinating with licensed contractors when a repair requires specialized or licensed work
The ideal candidate should be capable of independently completing most routine apartment maintenance and renovation work.
What We’re Looking For
We are especially interested in someone who:
- Has significant hands-on maintenance, construction, remodeling, or apartment maintenance experience
- Is comfortable working independently without constant supervision
- Can diagnose problems and determine practical solutions
- Has experience installing flooring, especially LVP
- Has basic plumbing and electrical knowledge
- Has experience with drywall, painting, carpentry, and apartment turnovers
- Takes pride in doing clean, professional-quality work
- Is dependable and communicates well
- Can prioritize multiple maintenance requests and projects
- Is comfortable traveling between properties when necessary
Experience with HVAC systems, furnaces, boilers, water heaters, or commercial building maintenance is a major plus.
Vehicle & Tools
Applicants should have:
- A reliable truck or work vehicle
- A valid driver’s license
- Their own basic hand and power tools
- The ability to transport tools and materials between properties
Compensation
Starting pay: $30–$35/hour, depending on experience and demonstrated capabilities.
Someone capable of independently handling a very broad range of maintenance and renovation work would be considered toward the top of the range.
Approximately 40 hours per week are available.
Additional compensation may be available for certain after-hours or emergency maintenance calls.

- Describe your experience installing flooring. What types of flooring have you installed, and are you comfortable independently completing an LVP flooring job from demolition and subfloor preparation through installation, transitions, trim, and cleanup?
- Describe the most extensive apartment, house, or commercial renovation you have personally worked on. What work did you personally perform versus work that was completed by other contractors?
- Describe your plumbing experience. Please give examples of plumbing repairs or installations you would be comfortable diagnosing and completing yourself without calling a plumber.
- Describe your electrical experience. Please give examples of electrical troubleshooting, repairs, or installations you would be comfortable completing yourself, and explain what types of electrical work you would refer to a licensed electrician.
- Describe your experience with furnaces, boilers, water heaters, air conditioners, and other HVAC equipment. What types of HVAC problems are you comfortable diagnosing or repairing yourself?
- Imagine you are given a vacant apartment that needs new LVP flooring, drywall repairs, complete interior painting, several new light fixtures, a new bathroom faucet, a toilet repair, new door hardware, and miscellaneous punch-list items. Please explain which portions you could complete yourself and which, if any, you would need assistance with.
- This position requires working independently much of the time. Please describe how you would handle receiving a maintenance request, diagnosing the problem, determining what materials are needed, purchasing or picking up those materials, completing the repair, and documenting the completed work.
- What type of vehicle do you have available for work, what tools do you personally own, and are you able to transport tools and materials between properties?
- Our properties are located in Faribault and St. Charles, Minnesota, as well as Osceola, New Richmond, and Ellsworth, Wisconsin, with occasional work in Alexandria, Minnesota. Please describe your availability and willingness to travel between these locations and whether there are any locations or travel requirements that would be difficult for you.
