Job Overview
This is a senior leadership role designed for a proven residential construction executive with extensive experience managing large-scale residential developments. The Director of Construction / Senior Project Manager will oversee multiple Build-to-Rent communities simultaneously, managing superintendents, schedules, budgets, trade partners, quality standards, and overall project delivery.
This is not a traditional single-project management position. We are seeking a construction operator capable of leading multiple communities, developing scalable systems, and driving operational excellence across all construction activities.
Responsibilities
Construction Operations
- Lead construction activities across multiple active Build-to-Rent communities.
- Manage and mentor a team of 5+ Superintendents and field personnel.
- Oversee 120–300+ homes under active construction simultaneously.
- Ensure projects are delivered safely, on schedule, within budget, and to company quality standards.
- Develop and implement construction operating procedures, field standards, and best practices.
- Conduct regular site visits and project reviews.
Schedule Management
- Develop and maintain master schedules across all active communities.
- Monitor critical path activities and implement recovery plans when necessary.
- Coordinate trade sequencing and production schedules.
- Track cycle times, productivity metrics, and overall project performance.
Leadership & Team Development
- Recruit, train, mentor, and develop Superintendents and field staff.
- Conduct performance evaluations and establish accountability metrics.
- Foster a culture of ownership, safety, professionalism, and operational excellence.
- Build organizational capacity to support company growth.
Trade Partner & Vendor Management
- Develop and maintain strong relationships with subcontractors and suppliers.
- Evaluate trade partner performance, capacity, and quality.
- Assist with subcontractor procurement and contract negotiations.
- Ensure trade partners consistently meet schedule and quality expectations.
Quality Control
- Establish and enforce quality assurance standards across all communities.
- Reduce rework and warranty exposure through proactive inspections.
- Implement field quality control checklists and documentation procedures.
- Maintain consistency in construction quality across all projects.
Preconstruction & Development Support
- Collaborate with development, engineering, and executive leadership teams.
- Assist with project planning, budgeting, forecasting, and feasibility analysis.
- Support permitting, utility coordination, and municipal approvals.
- Participate in design review and value engineering initiatives.
Cross-Functional Collaboration
- Work closely with leasing, operations, and property management teams.
- Coordinate phased turnovers and occupancy schedules.
- Support executive reporting and performance tracking.
- Help optimize projects for long-term asset performance and operational efficiency.
Qualifications
- 10+ years of residential construction management experience.
- 5+ years managing multifamily, Build-to-Rent, production homebuilding, or large-scale residential communities.
- Experience supervising at least 5 direct-report Superintendents.
- Experience managing 120+ residential units concurrently.
- Demonstrated success managing multiple active communities simultaneously.
- Strong knowledge of scheduling, forecasting, budgeting, and cost controls.
- Strong leadership, communication, and organizational skills.
- Valid driver's license and ability to travel regularly between project sites.
- Strong knowledge of the Charlotte and Western North Carolina construction market.
Preferred Qualifications
- Build-to-Rent, horizontal multifamily, townhome rental, or single-family rental community experience.
- Existing subcontractor, supplier, and vendor relationships within the Charlotte region.
- Experience scaling construction operations for a growing developer or homebuilder.
- Proficiency with Microsoft Office Suite and Buildertrend.
- Experience working with ERP systems and construction management software.
- Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
