Regime Manager

Job Description

We are actively looking for an experienced Full time Senior Portfolio Property Manager for a position with a community, regime, and property management company in Southern Beaufort County, SC. This individual will oversee the day to day operations on various properties and provide exceptional service to ensure all owners and residents are provided the best possible living experience. A dependable and self-motivated individual in leading and managing is required.

The ideal candidate will:

 Possess excellent communication skills, both oral and written

 Perform periodic site visits.

 Provide recommendations for a pro-active approach to property maintenance.
 Schedule property maintenance including obtaining contracts for services according to specifications and oversee contractor’s work.
 Write and compare clear bid specifications for simple projects and hire a professional for complex projects.
 Participate with the accounting department in the yearly budget preparation for review and approval of the Board of Directors for each community.
 During each fiscal year evaluate the yearly budget for variances and alert the board for recommendations.
 Enforce the community polices and rules according the CC&R’s and as approved by the Board.
 Appropriately assist with property unit owner’s inquiries and issues.

 Assist the Board of Directors with replacement reserve / capital improvement programs.

 Assist the Board of Directors with all aspects of the yearly insurance package to meet all necessary requirements.
 Prepare monthly or quarterly management reports and pre-meeting packets including the agenda.
 Attend scheduled board meetings and annual owner’s meetings. Some board meetings may occur in the evening. Some annual meetings may occur on weekends or in the evening.
 Work closely with client’s experts, including: attorneys, accountants, insurance agents, and engineers.

Qualifications:

* Property Manager license is preferred. It will become a requirement during employment.

* College education preferred but not required.

* Minimum 5 years of experience preferred but not required.

* Knowledge of Microsoft Office, Excel, & Outlook required. Knowledge of Tops/Enumerate Professional Management accounting software advantageous.
