Job Overview
The Maintenance Manager is responsible for the overall upkeep, repair, and safe operation of all Keweenaw Waters Resort structures, property, and equipment. This includes RV sites, cabins, common areas, rental equipment, and amenities. This hands-on leadership role ensures that all facilities meet high standards of safety, cleanliness, functionality, and guest satisfaction year-round. The position requires technical skills, supervisory ability, and the flexibility to respond to the unique demands of a waterfront resort in Michigan’s Upper Peninsula.
Key Responsibilities
- Perform and coordinate maintenance and repair of all structures, property, and equipment.
- Manage all grounds care including landscaping, snow removal/ice management, management of irrigation/drainage systems
- Develop and implement preventative and seasonal measures to stay compliant (OSHA/EGLE) and minimize reactive repairs.
- Respond promptly to perform or dispatch maintenance emergencies (plumbing failures, power issues, HVAC outages, storm damage, etc.) to minimize guest impact.
- Hire, train, schedule, and supervise maintenance technicians and grounds staff as well as contract labor when needed.
- Manage the maintenance budget; prioritize projects and control costs while maintaining quality standards.
- Maintain accurate logs of maintenance schedules, work orders, equipment service history, and inventory.
- Work closely with guest services teams to schedule maintenance activities with professionalism and minimal disruption to the guest experience.
- Communicate clearly with management regarding ongoing projects, emerging issues, and resource needs.
Required Qualifications
- High school diploma or equivalent.
- Minimum of 5 years of hands-on experience in facilities maintenance, grounds maintenance, plumbing/mechanical systems, or a closely related trade.
- Proven ability to supervise and coordinate a small team and manage multiple concurrent projects.
- Working knowledge of HVAC, plumbing, electrical, and mechanical systems.
- Valid driver’s license and clean driving record.
- Strong customer service orientation and professional communication skills with guests and staff.
- Willingness and ability to work outdoors in all weather conditions, including cold, snow, rain, and heat.
- Flexibility to work evenings, weekends, holidays, and participate in on-call rotation as operational needs require.
- Physical ability to lift and carry up to 50–75 lbs, climb ladders, kneel, bend, and stand for extended periods.
Preferred Qualifications
- Prior experience in a resort, campground, RV park, hotel, or multi-unit hospitality property.
- Experience operating and maintaining grounds equipment (zero-turn mowers, tractors, skid steers, snow removal equipment).
- Michigan pesticide applicator certification or willingness to obtain.
- First Aid / CPR certification.
- Trade school training, associate degree, or relevant professional certifications.
- Familiarity with work-order systems and basic computer skills for logging and reporting.
Work Environment & Physical Demands
This is a physically active, hands-on role that requires work both indoors and outdoors in all weather conditions typical of Michigan’s Upper Peninsula. The position involves frequent standing, walking, bending, kneeling, climbing ladders, lifting, and operating equipment. Exposure to chemicals, tools, noise, dust, and mechanical equipment is routine. Occasional travel to off-site locations or suppliers may be required.
This role is critical to maintaining the resort’s reputation and ensuring a safe, comfortable, and enjoyable stay for every guest.
