Full Job Description

Position Summary:

The Resident Manager is responsible for the efficient and effective operation of the property, ensuring exceptional service to residents and contributing to the success of Villa Serena Communities. Reporting to the Multi-Site Manager, the Resident Manager focuses on tenant satisfaction, leasing, marketing, and maintaining compliance with company policies.

Key Responsibilities:

1. Property Operations:

Oversee the daily operations of the property, ensuring a high level of service and tenant satisfaction.
Enforce property rules and regulations, addressing violations promptly and professionally.
Maintain accurate records of tenant interactions, maintenance requests, and property issues.

2. Rentana Pricing:

Collaborate with the Property Manager on Rentana pricing decisions.
Ensure pricing adjustments are made only by the Property Manager, who is responsible for NOI (Net Operating Income) and understands the impact of pricing on GPR (Gross Potential Rent).
Provide feedback on market trends but avoid influencing pricing decisions that could conflict with revenue goals.

3. Tenant Relations:

Serve as the primary point of contact for residents, addressing inquiries, concerns, and complaints in a professional and timely manner.
Organize and facilitate community events to promote resident engagement and a positive living environment.

4. Leasing and Renewals:

Follow up on prospects, schedule, and conduct tours of vacant units.
Walk vacancies to ensure readiness for showings and move-ins
Manage lease agreements, including renewals and notices to vacate, ensuring all documentation is complete and accurate.
Conduct weekly renewal follow-ups, documented in an accountability report, approved, and signed off by the Multi-Site Manager.

5. Marketing:

Post weekly updates on social media platforms to attract potential residents and promote the community.

6. Collaboration and Communication:

Work closely with the Multi-Site Manager and Regional Supervisor to ensure alignment with company goals.
Provide feedback and updates on property performance, resident concerns, and leasing activity.

7. Scheduling and Availability:

Must work every Saturday, except the 1st Saturday of the month (dependent on property needs)

Qualifications:

Strong interpersonal and communication skills with the ability to handle resident concerns

professionally.

Proven ability to maintain accurate records and reports.

Experience in leasing, customer service, or property management preferred.

Proficiency with social media platforms for marketing purposes.

Detail-oriented and accountable, with a commitment to delivering results.

Job Type: Full-time

Pay: $17.00 - $22.00 per hour
