As Community Manager, you will lead the daily operations and financial performance of our 200+ apartment community in Houston's Willowbrook area. Reporting to the Director of Operations, you will oversee leasing, resident relations, collections, maintenance, marketing, budgeting, vendor management, compliance, and on-site staff. Success in this role means delivering exceptional customer service, maximizing occupancy and revenue, controlling expenses, and maintaining a community our residents are proud to call home.

QUALIFICATIONS

· Previous multifamily leasing and/or property management experience required.

· Bilingual in English and Spanish (spoken and written) required.

· Strong customer service, communication, organizational, and multitasking skills.

· Experience with property management software such as ResMan, Yardi, RealPage, or Entrata.

· Proficient in Microsoft Office (Word, Excel, Outlook, and Teams).

· Ability to work independently, make sound decisions, and respond professionally in emergency situations.

· Valid driver's license required.

· Flexible schedule, including some weekends.

· Proficient typing skills are required.

DUTIES AND RESPONSIBILITIES

Leadership & Marketing

· Supervise all on-site staff, including hiring, training, supervision, and corrective measures.

· Establish performance expectations, conduct regular individual and team meetings, evaluate employee performance, and make compensation recommendations to support individual and property success.

· Provide professional and positive leadership to team members.

· Resolve resident concerns promptly and professionally while providing exceptional customer service.

· Support the team as needed by answering phones, leasing apartments, preparing apartments for occupancy, and assisting with daily operations.

· Collaborate with corporate leadership and regional teams to improve community performance.

· Participate in job-related training and ensure team members comply with company policies, safety procedures, and incident reporting requirements.

· Plan, execute, and attend social and other community events for residents.

· Always maintain a professional attitude and appearance and maintain work area in a clean and organized manner.

· Develop and execute marketing strategies to increase occupancy through outreach marketing, timely lead follow-up, resident retention, and re-engagement of lost prospects and residents who have submitted notice to vacate.

Financial

· Manage the property budget to maximize revenue, achieve annual financial goals, and control expenses.

· Ensure rents, deposits, fees, and other revenues are collected and deposited on time.

· Process invoices, prepare required reports, and purchase supplies and equipment for the community.

Maintain Community

· Partner with the maintenance team to ensure work orders are completed promptly, apartments are market ready, and the community is maintained to company standards.

· Inspect the community regularly to determine the quality of the physical property, and to assess and identify needs.

· Inspect maintenance repairs and available units for readiness. May inspect recently vacated units to assess needed repairs and replacement.

· Monitor and inspect the community, landscaping, and common areas to identify safety concerns and maintain the property's appearance.

General

· Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to apartments.

· Perform any additional duties assigned by the Director of Operations.

SCHEDULE

· Full-Time Salaried Position

· Typical office hours are Monday through Friday from 9:00 AM to 6:00 PM during Daylight Saving Time and 8:30 AM to 5:30 PM during Standard Time

·One to two Saturdays per month from 10:00 AM to 5:00 PM, based on property needs and leasing activity.

· Additional hours may be required as needed to support business operations and community needs

COMPENSATION & BENEFITS

Salary: Starting at $53,000 per year, plus commissions and bonus opportunities!
