Community Manager — Multifamily Apartment Community

About the Opportunity

We are hiring a strong, hands-on Community Manager for a 250+ unit multifamily apartment community in the North Houston / 77014 area.

This is not a “sit in the office and wait for things to happen” position. We need an operator who can lead from the front, drive leasing activity, improve occupancy, tighten collections, hold the team accountable, and create a better resident experience.

The right person for this role has experience managing a challenging multifamily property and knows how to bring structure, urgency, and follow-through to the office every day. Class C, workforce housing, or value-add apartment experience is strongly preferred.

What You’ll Be Responsible For

You will be responsible for the day-to-day performance of the community, including leasing, occupancy, collections, resident satisfaction, team leadership, vendor coordination, and overall property operations.

Your core responsibilities will include:

Driving leasing activity and helping increase occupancy
Leading the on-site team with clear expectations, accountability, and daily follow-up
Managing renewals, resident retention, and move-in/move-out processes
Overseeing collections and reducing delinquency
Monitoring traffic, applications, approvals, denials, leases, and move-ins
Ensuring the office is responsive, organized, and operating with urgency
Walking the property regularly and identifying issues before they become bigger problems
Partnering with maintenance to improve curb appeal, make-ready turns, and resident service
Holding vendors accountable for quality, speed, and cost
Handling resident escalations professionally and firmly
Reviewing reports and using data to make decisions
Maintaining accurate records in the property management system
Creating a strong sales and service culture within the office
Making sure policies, procedures, and fair housing requirements are followed

A successful Community Manager in this role will:

Increase qualified leasing traffic and improve conversion
Improve occupancy and reduce vacancy loss
Keep the team focused, accountable, and productive
Reduce delinquency through consistent follow-up
Improve resident communication and service
Keep the property cleaner, more organized, and better run
Bring solutions, not excuses
Follow through without needing to be chased

Who This Role Is For

This role is a strong fit for someone who:

Has managed multifamily apartments before
Understands Class C, workforce housing, or value-add communities
Is comfortable in a fast-moving, high-accountability environment
Can lead a team without drama or excuses
Knows how to lease, collect, coach, inspect, and execute
Is firm but professional with residents and staff
Can handle pressure without becoming negative or disorganized
Takes ownership of results instead of blaming the market, the team, or the residents

This is not the right role for someone who:

Needs a slow-paced or low-pressure property
Avoids difficult conversations
Waits for direction on every task
Is uncomfortable holding people accountable
Does not like walking the property
Blames poor performance on everyone else
Cannot work with urgency
Wants a title but not the responsibility that comes with it

Requirements

Previous multifamily property management experience required
Community Manager experience strongly preferred
Class C, workforce housing, value-add, or high-volume leasing experience strongly preferred
Strong leasing, collections, resident relations, and team leadership skills
Ability to read and act on property reports
Strong communication and follow-up skills
Fair Housing knowledge required
ResMan experience preferred
Must be comfortable working fully on-site in the North Houston / 77014 area
Must be available Monday–Friday and rotating Saturdays as needed, especially during leasing pushes

Compensation

Base salary: $70,000–$85,000 per year, depending on experience
Bonus potential: up to 10% of annual salary, based on performance
