Project Manager – Commercial & Multifamily Framing

Position Overview
We are seeking an experienced Project Manager specializing in commercial and multifamily wood framing to join our team in Modesto, California.
This is a full-time, in-office position responsible for the overall management and financial performance of multiple framing projects throughout California, from preconstruction and project turnover through framing completion and closeout.
We are specifically looking for a Project Manager who understands wood framing as a trade, not simply general construction management. The successful candidate will understand framing plans, sequencing, manpower, material procurement, structural hardware, engineered lumber, prefabrication, field production and the challenges associated with executing large commercial and multifamily framing packages.
The Project Manager will work closely with our estimating, design, prefabrication, purchasing, logistics and field operations teams to ensure projects are properly planned, supported, documented and executed.
The position is based in our Modesto office. Project Managers will visit assigned jobsites as necessary for project kickoff, coordination, significant field issues, schedule management and closeout, but this is not a field-based position.
Key Responsibilities
Project Management
- Manage multiple commercial and multifamily framing projects simultaneously.
- Take ownership of assigned projects from turnover through completion and closeout.
- Review contracts, proposals, scope sheets, exclusions, clarifications and project requirements before construction.
- Develop a thorough understanding of the contractual scope for each project.
- Coordinate project requirements between the General Contractor and our field operations, internal design, prefabrication, purchasing, logistics and accounting teams.
- Maintain project schedules, milestones and internal planning requirements.
- Identify potential problems early and drive them to resolution.
- Maintain organized and accurate project documentation.
Plans, RFIs & Submittals
- Review architectural and structural construction documents for framing scope and constructability.
- Cross-reference architectural and structural drawings to identify conflicts and missing information.
- Review specifications applicable to the framing scope.
- Prepare, track and manage RFIs.
- Prepare and manage framing-related submittals and shop drawings.
- Review ASIs, bulletins, addenda, RFIs and drawing revisions for impacts to scope, schedule and cost.
- Ensure current information is distributed to design, prefab and field teams.
- Coordinate closely with the Framing Layout Lead and internal design team.
- Ensure approved changes are incorporated into wall books, fabrication documents and field information.
Prefabrication Coordination
- Coordinate the internal prefabrication process with project schedules and field requirements.
- Work with the design team to establish wall-book and fabrication release schedules.
- Review internal prefabrication designs for coordination with project requirements.
- Coordinate design priorities based on the construction schedule.
- Ensure design questions and RFIs are resolved before fabrication whenever possible.
- Coordinate fabrication, transportation and field installation sequencing.
- Maintain communication between Project Management, design, prefab, logistics and field operations.
Material Procurement & Logistics
- Develop and maintain material procurement schedules.
- Coordinate lumber, engineered wood products, structural hardware, sheathing and other framing materials.
- Identify long-lead materials and ensure they are released early enough to support the schedule.
- Review material takeoffs and purchase requirements.
- Coordinate purchasing with the internal purchasing team.
- Monitor material deliveries against project requirements and schedule.
- Coordinate equipment, trucking, cranes, forklifts, hoisting and other project logistics with field operations.
- Prevent material shortages and logistical issues from disrupting field production.
Schedule & Field Coordination
- Maintain a detailed understanding of each project's framing schedule.
- Work with the Framing Superintendent and Foremen to develop realistic manpower and production plans.
- Monitor actual progress against scheduled production.
- Participate in General Contractor scheduling and coordination meetings.
- Review look-ahead schedules and identify upcoming constraints.
- Coordinate inspections, material deliveries, prefabrication and field activities with project milestones.
- Identify delays and immediately document conditions affecting the framing scope.
- Develop recovery plans with field leadership when necessary.
- Ensure commitments made to the General Contractor are communicated to and achievable by the field team.
Cost & Financial Management
- Maintain responsibility for the financial performance of assigned projects.
- Understand the original estimate, budget and cost structure for each project.
- Track labor, material, equipment, subcontract and other project costs against budget.
- Monitor labor production and identify cost overruns early.
- Prepare project cost projections and forecasts.
- Review committed costs and anticipated costs to complete.
- Assist with monthly billing and accurately assess project percent complete.
- Coordinate with accounting to ensure billings, retention and project documentation are submitted properly.
- Monitor outstanding receivables and payment issues affecting assigned projects.
- Protect the company's contractual and financial interests throughout the project.
Change Order Management
- Identify work outside the original contractual scope.
- Document changed conditions before additional work is performed whenever possible.
- Prepare pricing and supporting documentation for change order requests.
- Track RFIs and design revisions for potential cost and schedule impacts.
- Maintain an accurate change order log.
- Follow up on pending change orders through resolution.
- Coordinate approved changes with field operations, purchasing, design and prefabrication.
- Ensure additional work is properly documented through labor, material, equipment and daily reports.
- Review back charges and claims and respond with appropriate documentation.
Contract Administration
- Understand subcontract obligations, notice requirements and schedule responsibilities.
- Maintain required contractual notices and documentation.
- Identify contractual risks and escalate significant issues to management.
- Manage correspondence with General Contractors regarding delays, scope disputes, changes and project impacts.
- Maintain documentation necessary to support the company's position in potential claims or disputes.
- Ensure project documentation supports billing and change order recovery.
Field Support
- Maintain regular communication with the Superintendent and Foremen.
- Ensure field leadership has current drawings, wall books, RFIs, material information and schedule requirements.
- Respond promptly to field questions and coordination issues.
- Visit assigned projects when necessary to understand field conditions and resolve significant issues.
- Assist with resolving framing conflicts and constructability issues.
- Support field leadership while maintaining clear accountability for project commitments.
Project Closeout
- Drive punch list and correction work to completion.
- Track outstanding inspections and project deficiencies.
- Coordinate closeout documentation.
- Resolve outstanding change orders and billing issues.
- Assist with final retention collection.
- Ensure projects are administratively and financially closed rather than allowing completed projects to remain unnecessarily open.
Qualifications
- Minimum 7–10 years of commercial construction experience preferred.
- Minimum 5 years of Project Management experience preferred.
- Commercial or multifamily wood-framing experience strongly preferred.
- Experience working for a framing contractor or large carpentry subcontractor is highly preferred.
- Experience managing large multifamily, podium, mixed-use, hotel, student housing or similar wood-framed projects preferred.
- Strong knowledge of wood-framing construction, sequencing and field production.
- Ability to read and interpret architectural and structural construction documents.
- Working knowledge of dimensional lumber, engineered lumber, floor and roof systems, sheathing, structural hardware and framing components.
- Experience managing RFIs, submittals, change orders and project documentation.
- Strong understanding of construction contracts and subcontract scope.
- Experience with project budgeting, cost forecasting and labor production tracking.
- Ability to manage multiple projects and competing priorities simultaneously.
- Strong written and verbal communication skills.
- Proficiency with Bluebeam and construction management platforms such as Procore.
- Strong Microsoft Excel and general computer skills.
- Experience with prefabricated or panelized wood framing is highly desirable.
- Bilingual English/Spanish is a plus.
- Valid California driver's license.
- Ability to visit projects throughout California when required.
Work Environment
This is a full-time, in-office position based in Modesto, California.
The Project Manager will work directly with our Project Management, design, estimating, purchasing, prefabrication, logistics and accounting teams.
This is not a remote or field-based Project Manager position.
Periodic travel to assigned projects will be required when necessary for project kickoff, significant coordination issues, schedule recovery, meetings or closeout.

Ideal Candidate
The ideal candidate understands that managing a framing subcontract is different from managing a general construction project.
You understand the relationship between design, material procurement, prefabrication, manpower, production, schedule and cost. You recognize that a drawing conflict left unresolved can stop fabrication, a late material release can stop a crew and a framing delay can quickly affect every trade following behind us.
You are comfortable reviewing a framing detail with a Foreman, resolving an RFI with the General Contractor, reviewing material releases with purchasing, coordinating a wall-book release with our design team, evaluating labor production against budget and preparing a change order.
You communicate clearly, document issues as they occur and take ownership of your projects rather than waiting for problems to be brought to you.
Primary Objective
The Project Manager is responsible for ensuring assigned projects are properly planned, coordinated, documented and financially managed from turnover through closeout.
Success means we know where every project stands at all times: schedule, manpower, design, prefabrication, materials, changes, costs, billing and outstanding issues.
The objective is to provide the planning and management necessary for our field teams to build efficiently while protecting the company's schedule, contractual and financial interests.
Pay: $110,000.00 - $150,000.00 per year
