Position Summary
Decker Capital is seeking a highly motivated, results-driven Property Manager to oversee the day-to-day operations and financial performance of a portfolio of small-bay industrial properties throughout the Houston market.
This role is responsible for executing all aspects of property management while proactively driving asset performance through operational excellence, tenant engagement, financial stewardship, and strong vendor management. The successful candidate will be an organized self-starter who can operate independently, adapt to a fast-paced and evolving business environment, and maintain alignment with company policies, procedures, and reporting requirements.
This position is based in our on-site Houston property management office and requires regular travel throughout the assigned portfolio.
Key Responsibilities
Property Operations & Tenant Relations
- Oversee the day-to-day management and operation of assigned industrial properties, ensuring assets are maintained to company standards and ownership objectives.
- Build and maintain strong relationships with tenants, delivering a high level of customer service and responsiveness.
- Administer lease agreements, including interpretation of lease provisions, tenant correspondence, and compliance monitoring.
- Coordinate tenant move-ins, move-outs, renewals, expansions, and other lease-related activities.
- Partner with leasing brokers and internal leasing teams to support occupancy and tenant retention initiatives.
Financial Management
- Monitor rent collections and accounts receivable to ensure timely payment and compliance with lease obligations.
- Contact delinquent tenants, negotiate repayment plans when appropriate, and coordinate collection efforts, legal proceedings, and evictions in partnership with attorneys, asset management, and leadership teams.
- Prepare annual operating and capital budgets and manage expenses in accordance with approved budgets.
- Review monthly financial reports, track performance against budget, identify variances, and provide explanations and recommendations.
- Support capital planning initiatives and monitor project expenditures.
Property Inspections & Maintenance
- Implement and manage a comprehensive property inspection program, including weekly, monthly, quarterly, and annual inspections.
- Coordinate maintenance activities and oversee vendors to ensure properties remain safe, attractive, and operationally efficient.
- Identify deferred maintenance, operational risks, and capital improvement opportunities and provide recommendations for corrective action.
- Ensure compliance with company standards, local regulations, life-safety requirements, and governmental directives.
Vendor & Project Management
- Manage vendor procurement processes, including bid solicitation, contractor selection, contract negotiation, and vendor onboarding.
- Oversee the performance of third-party contractors and service providers, ensuring quality, accountability, and cost efficiency.
- Coordinate tenant improvement projects, capital projects, and repair initiatives from planning through completion.
- Ensure projects are completed on schedule, within budget, and consistent with company expectations.
Reporting & Collaboration
- Maintain accurate property records and reporting within Yardi and other company systems.
- Partner closely with accounting, leasing, construction, facilities, and asset management teams.
- Provide timely reporting and updates regarding operational issues, tenant concerns, financial performance, and major property initiatives.
- Assist with portfolio-wide initiatives and process improvements as the company continues to grow and scale.
Qualifications
- Demonstrated experience managing commercial or industrial real estate assets.
- Strong financial and operational acumen with the ability to understand property-level performance drivers.
- Excellent organizational and execution skills, with the ability to manage multiple priorities in a fast-paced environment.
- Strong problem-solving abilities and a proactive, ownership-oriented mindset.
- Ability to make sound decisions while exercising appropriate judgment and escalating matters when necessary.
- High degree of integrity, professionalism, accountability, and attention to detail.
- Excellent written and verbal communication skills.
- Proven ability to build productive relationships with tenants, vendors, leasing brokers, and internal stakeholders.
- Experience reviewing and interpreting commercial leases and vendor contracts.
- Proficiency with Yardi or comparable property management software.
- Ability to work independently while contributing effectively within a collaborative team environment.
- Adaptability and flexibility to thrive in a growing, entrepreneurial organization where priorities may evolve quickly.
Education & Experience
- High school diploma or equivalent required; Associate's or Bachelor's degree preferred.
- Minimum of 5 years of commercial property management experience required.
- Industrial property management experience strongly preferred.
- Experience managing multi-property portfolios across multiple jurisdictions is a plus.
- Experience with single-tenant and multi-tenant NNN industrial assets preferred.
- Strong understanding of budgeting, operating statements, CAM reconciliations, and capital planning.
- Proficiency in Yardi and Microsoft Office Suite (Excel, Word, Outlook).
- Strong organizational, time management, and project management skills.
- Ability to manage confidential information with discretion.
- Demonstrated owner-operator mindset with a strong focus on results and accountability.

Pay: $70,000.00 - $90,000.00 per year
