Commercial & Residential Property Management

Pay: $25.00–$28.00 per hour DOE
Schedule: Full-Time | Monday–Friday | 8:30 AM - 5:00 PM
Location: Costa Mesa, CA (Travel throughout Orange County & Long Beach)

L&M Coastal Property Management is looking for a highly organized and proactive Property Maintenance Coordinator to join our growing team.

What We're Looking For

Our ideal candidate is organized, dependable, and enjoys taking ownership of projects. This role is ideal for someone who thrives in a fast-paced environment and enjoys keeping multiple projects moving.

What You'll Do

As our Property Maintenance Coordinator, you'll oversee maintenance requests from start to finish while ensuring exceptional communication and customer service.

You'll play an important role in maintaining both commercial and residential properties while working closely with property managers, vendors, tenants, and ownership.

Responsibilities include:

Coordinate maintenance work orders from initial request through completion
Schedule vendors and coordinate property access with tenants
Obtain repair estimates and vendor bids
Track repairs and follow up to ensure work is completed on time
Perform routine property inspections and document maintenance needs
Coordinate preventative maintenance programs
Assist with unit turnovers, repairs, and move-in/move-out preparation
Review vendor invoices and confirm completed work before payment
Maintain accurate records in AppFolio, including work orders, inspection reports, and vendor documentation
Communicate professionally with tenants, vendors, property managers, and ownership
Help identify safety concerns and coordinate corrective action
Assist with property improvement projects and capital repairs

Qualifications:

2+ years of experience in property management, facilities, maintenance coordination, construction administration, or a related field
Experience coordinating vendors and repair projects
Strong organizational and time management skills
Excellent written and verbal communication skills
Comfortable managing multiple priorities and deadlines
Basic knowledge of building systems including plumbing, HVAC, electrical, and general maintenance
Experience using AppFolio is highly preferred
Proficient with Google Workspace and Microsoft Office
Valid driver's license with reliable transportation
Ability to travel throughout Orange County and Long Beach as needed
