About Us

Anchor Builders is a growing general contractor specializing in custom homes, tenant improvements, ADUs, and multifamily construction throughout Southern California. We are looking for a hands-on Closeout Superintendent who takes pride in finishing projects the right way and delivering a high-quality final product to our clients.

Position Summary

The Closeout Superintendent is responsible for taking projects from Substantial Completion to Final Completion. This role owns all punch list items, warranty work, and project closeout activities by coordinating subcontractors, ordering materials, communicating with project managers, and performing minor field work when necessary.

This is a fast-paced position requiring someone who is organized, proactive, and committed to solving problems until every item is complete.

Responsibilities

Manage all project punch list activities from start to completion.
Coordinate subcontractors to complete punch list and warranty work.
Schedule and follow up with vendors to ensure work is completed on time.
Coordinate material procurement with purchasing and warehouse teams.
Perform minor repairs, adjustments, touch-up work, or installations when appropriate.
Conduct quality control inspections before owner walkthroughs.
Track outstanding punch list items and maintain completion logs.
Coordinate final inspections and ensure projects are ready for closeout.
Communicate daily with Project Managers and Superintendents regarding project status.
Meet homeowners, clients, architects, and inspectors as needed.
Ensure all work is completed safely and meets company quality standards.
Respond to warranty requests after project turnover.
Maintain company vehicle, tools, and jobsite organization.

Qualifications

1+ years of construction field experience.
Experience as a Superintendent, Assistant Superintendent, Lead Carpenter, Foreman, or similar role preferred.
Strong knowledge of residential and commercial construction.
Able to read construction drawings and understand project details.
Excellent communication and coordination skills.
Able to manage multiple projects simultaneously.
Comfortable using smartphones, tablets, and construction software.
Valid California Driver's License with a clean driving record.
Reliable, organized, and self-motivated.

Preferred Skills

Experience with Buildertrend, Fieldwire, Procore, or similar construction management software.
Basic carpentry, drywall, paint, finish work, and troubleshooting skills.
Strong understanding of punch list and warranty processes.
Bilingual (English/Spanish or English/Vietnamese) is a plus.

What Success Looks Like

Projects are closed out quickly and professionally.
Punch list items are completed on schedule.
Clients are satisfied with the finished product.
Warranty requests are resolved efficiently.
Strong communication between field, office, and subcontractors.
Projects are turned over with minimal outstanding issues.

Pay: $55,000.00 - $75,000.00 per year
