Turnover and Leasing Specialist

Title: Turnover and Leasing Specialist
Reports To: Regional Property Manager
Location: Orange County, CA — in-field, with regular travel across the portfolio

Portfolio: Single-family and multifamily homes across Orange County
Travel: Frequent local travel across the Orange County portfolio; reliable vehicle and valid driver’s license required
The Role: Owning the Vacancy Lifecycle
We are changing the way vacancies are managed. This is no longer just a job about showing homes, it is about owning the full vacancy lifecycle. You are responsible for the asset from the moment a tenant gives notice until the new tenant has keys in hand: project-managing the turnover, marketing the property, and finalizing the lease. If you’re looking for a role where you clock in, show a unit, and clock out, this isn’t it.
But if you want real ownership over an asset from vacancy to move-in, if you like the challenge of juggling vendors, timelines, and people all at once, and if you take pride in handing off a unit that’s actually ready, not just technically occupied, we want to hear from you.
Key Responsibilities
Turnover & Make-Ready Management (The Operational Phase)

Notice to Vacate: Act as the primary point of contact the moment a Notice to Vacate is received.

Inspections: Conduct pre-move-out walk-throughs and official move-out inspections to assess unit condition.

Project Management: Create the Scope of Work (SOW) and coordinate all vendors (painters, cleaners, maintenance) to ensure the unit is market-ready immediately.

Vacant Maintenance: Oversee all maintenance and repairs while the unit is vacant to ensure it meets company standards prior to move-in.

Security Deposits: Ensure security deposits are handled properly and in compliance with local law, including documenting deductions and gathering receipts and invoices.

Accurate and On-Time Financials: Review invoices for accuracy before approving payment, request funds as needed from property owners, and ensure costs stay within approved limits or budget.
Marketing & Leasing

Marketing: Take high-quality photos and videos, write descriptions, and manage listings on syndication sites.

Showings: Show properties to prospective tenants and sell the value of the home and the AllView management service.

Screening: Screen applicants, including background, credit, and application processing.

Pipeline: Follow up with prospects daily to support leasing goals.

Comparative Market Analysis: Perform and provide a CMA to the property owner to recommend rental amounts that get properties rented quickly and at market rate.
Move-In & Handoff

Administration: Draft lease agreements, facilitate digital signing, and collect move-in funds.

The Welcome: Conduct the official move-in inspection with the new resident and handle key delivery.

The Handoff: Ensure a clean transfer of the tenant file to the Property Manager, who takes over responsibilities after the move-in is complete.
What Success Looks Like
Success in this role isn’t abstract. It’s measurable, and it’s how you and your team will know things are on track:

Turnover Speed: Complete the make-ready process (move-out to market-ready) within company timelines.

Leasing Speed: Lease 90% of vacant units within 30 days of listing.

Quality Control: Fewer than 10% of move-ins require maintenance in the first 30 days, meaning the turn was done right the first time.

Days Vacant: Time between the date we receive possession and the date a lease begins.

Days on Market: Days between the listing date and the date a lease is signed.
Turnover and Leasing Specialists who consistently hit these numbers don’t stay in this seat forever. Required Qualifications

Minimum one year of leasing consultant experience.

Reliable vehicle and valid driver’s license for travel across the Orange County portfolio.

Active real estate license, or willingness to obtain one within the first 90 days of employment.

Project Management: Ability to multitask and prioritize effectively, specifically around vendor scheduling and repair timelines.

Communication: Excellent communication skills, by email, phone, and in person, with both prospects and vendors.

Attention to Detail: Detail-oriented with strong organizational skills to catch repair issues before a new tenant moves in.

Attitude: Positive, proactive attitude with a focus on problem-solving.
Preferred Qualifications
Compensation and Benefits
Compensation: $26-28 per hour, plus 7.5% annual bonus potential - split into quarterly payouts.
Benefits include mileage reimbursement, comprehensive medical, dental, and vision coverage, two weeks of PTO, a 401(k) with company match, on-the-job training, and professional development.
