Acquisition Manager (100% In-Person | Jacksonville, FL)The Opportunity: Level Up Your Sales Game

CASA One Residential is a high-velocity real estate investment firm. We have operated local to Jacksonville for over six years, growing our business every single year. We specialize in acquiring off-market residential properties directly from homeowners.

This is not a junior position. This is a high-level opportunity for a proven closer with 2+ years of direct sales experience looking to significantly scale their income. We do not require a real estate background. If you have successfully sold HVAC systems, solar panels, boats, cars, or heavy equipment, your hard negotiation and relationship-nurturing skills will thrive here. We provide elite training, daily coaching, and full operational support from our local Jacksonville office. If you have the grit to operate in the field and want an uncapped income, this is your next step.

Compensation & Benefits

First-Year Realistic OTE: $125,000 to $175,000+ per year.
Structure: Heavy fee-and-commission upside based directly on your closed deals.
Training: Base salary provided during your initial onboarding and training period.
Leads: Inbound leads provided daily by our multi-channel marketing machine.
Support: Continuous guidance and direct assistance from our leadership team.

Core Responsibilities

Drive Revenue: Convert inbound and outbound multi-channel leads into signed purchase contracts.
Field Execution: Conduct 100% in-person property appointments across all zones in Jacksonville, including difficult and distressed areas.
Build Rapport: Meet directly with motivated sellers to understand their situations and nurture long-term relationships.
Underwrite Deals: Evaluate property conditions, analyze market comps, estimate basic repair costs, and formulate offer strategies.
Negotiate & Close: Construct and present profitable offers that meet strict company investment criteria.
CRM Discipline: Maintain flawless pipeline hygiene inside REsimpli by logging every call, text, and counteroffer immediately.
Collaborate: Partner with Lead Managers and the Transactions Coordination (TC) team to ensure smooth contract-to-close transitions.

Department Performance Benchmarks (KPIs)

You will be held accountabile to the following operational pipeline metrics:

Lead-to-Contact Target: 90% conversion rate.
Lead-to-Qualified Target: 35% conversion rate.
Qualified-to-Appointment Target: 80% conversion rate.
Appointment-to-Offer Target: 99% conversion rate.
Offer-to-Contract Target: 20% conversion rate.
Contract-to-Close Target: 70% conversion rate.

The Definition of Done (DoD) for This Role

At CASA One, tasks are only complete when they meet our strict binary framework:

"Appointment Conducted" is done when: The property is physically inspected, photos are uploaded to Google Drive, seller pain points are documented, the offer is presented in person, and the CRM pipeline stage is updated on the same day.
"Deal Contracted" is done when: The Purchase and Sale Agreement is signed by the seller, the fully executed document is uploaded to REsimpli, and the contract is handed off to the TC team within 2 hours of signing.

Requirements & Knockout Criteria

Location: 100% local, in-person presence in Jacksonville, FL. No remote options.
Experience: 2+ years of face-to-face or phone-based closing experience (Real Estate, HVAC, Solar, Marine, Automotive, or B2C preferred).
Mobility: Must have a reliable vehicle and a valid driver's license for daily field travel to seller homes.
Grit: Comfortable operating independently in difficult, distressed, or low-income neighborhoods.
Skills: Elite negotiation, active listening, and objection-handling capabilities.
Tech Literacy: Fluent with spreadsheets, smartphones, and CRM platforms.
Availability: High responsiveness, including occasional weekend availability to accommodate motivated sellers.

Pay: $125,000.00 - $175,000.00 per year
