Full Job Description

Job Summary
We are seeking a dedicated and experienced Live-In Building Superintendent to oversee the maintenance and operations of our facilities. The ideal candidate will possess strong leadership skills and a solid background in facilities management, ensuring that all building systems are functioning efficiently and effectively. This role requires hands-on experience with various mechanical, electrical, and HVAC systems.

Please note - this is a live-in superintendent role and will require relocation to live on site. A 1-Bedroom unit with utilities included will be provided by the Condominium Association.

Responsibilities

Supervise and coordinate all maintenance activities, ensuring compliance with safety standards and regulations.
Manage the operation and maintenance of HVAC systems, programmable logic controllers (PLC), and other building systems.
Conduct regular inspections of facilities to identify maintenance needs and ensure high standards of cleanliness and safety.
Oversee general maintenance tasks including electrical work, mechanical repairs, and troubleshooting using tools such as an ohmmeter.
Prepare reports on maintenance activities, project management updates, and facility conditions for upper management.
Collaborate with external contractors for specialized services as needed.
Cleaning of the Common Areas at a minimum of the following frequencies:
o Entrance and Perimeter Sidewalks: Daily
o Rear Courtyard: 3x/Week
o Driveway: 3x/Week
o Storm Drains: Every other week, or as needed in the Autumn
o Front Lobby: Daily
o Elevator: Daily
o Common Area Halls: 4X Weekly
o Common Area Stairways: 4X weekly
o Roof: 1X/Weekly
o Garage Roof: 1X Weekly or as needed in the autumn
Daily inspection and continual monitoring of the boiler and heating system during heating season, notating any issues or areas of concern
Inspection parameters and procedures shall meet or exceed guidelines outlined by Black Seal qualifications.
Daily inspection of Domestic Hot Water system notating any issues or areas of concern
Daily inspection of elevator machine room notating any issues or areas of concern.
3x/week minimum inspection of building roof and exterior Common Areas
Immediate Reporting of any common area related issues to management in writing
Review of day-to-day log of maintenance requests or inquiries received from residents and/or management; coordinate as necessary to address the same. Update status in a timely manner.
Coordinate in-unit maintenance calls/inspections as necessary or as dictated by management for Common-Element related matters
In-unit repairs are to consist of diagnostic matters or repairs of Common Elements only, unless otherwise directed by management.
Report issues to management which require outsourcing to a third-party contractor.
Collaborate with Management to maintain a building supply inventory
Order building materials and supplies as necessary, up to $2,000 per month. Additional expenditures, or single expenditures > $1,000 must be approved by management
Coordinate with and/or supervise vendors or contractors on site, as necessary or directed by Management
Perform repairs in Common Areas as necessary based on inspection, maintenance requests or as directed by management
Perform air purges on heating system risers during heating system startup
Common Area Plumbing Repairs:
Common Area sheetrock or plaster repairs, with painting
Maintain a log of these types of repair for monthly review with management
Assist with In-Unit NJ DCA Inspections as needed
Provide access to units with unit owner consent for inspection/repairs as needed
Weekly check-in with property manager and submit building status report o
Maintain on-site logs, calendars and inspection certificate, in conjunction with management. Logs will include, but are not limited to:
o Sprinkler Inspections
o Fire alarm panel inspections
o Jersey City Fire inspections
o DCA Inspections
o Elevator inspections
o Elevator maintenance logs
o Boiler maintenance logs
o Hudson County boiler certificates
Maintain an updated fire/emergency evacuation plan;
Miscellaneous building maintenance tasks as necessary

Qualifications

Proven experience in facilities management or a related field with supervisory experience.
Strong mechanical knowledge with experience in multi-family residential maintenance practices.
Familiarity with schematics, electrical systems, elevators and HVAC systems.
Excellent project management skills with the ability to prioritize tasks effectively.
Proficient in English with strong communication skills for effective interaction with team members and stakeholders.
Ability to troubleshoot complex issues related to building systems efficiently.
