Grounds Technician
Department: Property Operations / Grounds
Position: Full-Time, Year-Round
POSITION PURPOSE
The Grounds Technician is responsible for maintaining the exterior appearance, cleanliness, safety, and accessibility of properties throughout the year.
This is a year-round position with responsibilities changing seasonally. Duties include lawn care, landscaping, property cleanup, snow and ice removal, exterior inspections, and general outdoor property maintenance.
The goal of this position is simple:
Keep every property clean, safe, maintained, and presentable year-round.
SPRING & SUMMER RESPONSIBILITIES
- Mow all assigned properties on a regular rotation.
- Weed-eat around buildings, fences, signs, trees, sidewalks, and other areas inaccessible to mowers.
- Edge sidewalks and curbs as needed.
- Blow grass clippings from sidewalks, entrances, parking areas, and buildings.
- Maintain landscaping and flower beds.
- Remove weeds from landscaping, sidewalks, parking lots, and building perimeters.
- Trim bushes, shrubs, and small trees as needed.
- Pick up trash and debris throughout properties.
- Keep dumpster areas clean and presentable.
- Report damaged dumpsters or overflowing trash.
- Remove fallen limbs and storm debris.
- Check exterior drainage areas for blockages.
- Assist with exterior property cleanup following storms.
- Report damaged siding, gutters, downspouts, fencing, sidewalks, exterior lighting, or other property concerns.
- Maintain company lawn and grounds equipment.
Mowing Standard
A property is not considered finished when the grass is cut.
Before leaving a property:
- Weed eating must be completed.
- Sidewalks and entrances must be blown clean.
- Visible trash must be picked up.
- Dumpster area must be checked.
- Property must have a clean, finished appearance.
FALL RESPONSIBILITIES
- Continue mowing as weather requires.
- Remove leaves from lawns and common areas.
- Clear leaves from sidewalks and entrances.
- Clean around buildings and landscaping.
- Remove fallen branches and storm debris.
- Prepare grounds equipment for winter storage.
- Inspect and prepare snow-removal equipment.
- Inventory shovels, ice melt, spreaders, fuel, and winter supplies.
- Assist maintenance with exterior winter preparation.
WINTER RESPONSIBILITIES
During snow and ice events, snow removal becomes a priority responsibility of the Grounds Department.
Duties include:
- Monitor assigned properties for snow and ice conditions.
- Shovel sidewalks.
- Shovel building entrances.
- Clear paths to common areas.
- Clear access to dumpsters when necessary.
- Clear other designated pedestrian areas.
- Apply salt/ice melt to sidewalks, entrances, steps, and other designated areas.
- Reapply ice melt when conditions require it.
- Remove snow using snow blowers, plows, or other company equipment when trained and authorized.
- Return to properties when drifting, refreezing, or additional snowfall creates unsafe conditions.
- Document completed snow and ice removal.
- Immediately report hazardous conditions that cannot be corrected.
Winter Weather Expectations
Snow and ice do not follow normal business hours.
Grounds Technicians must understand that early mornings, evenings, weekends, and holidays may be required during winter weather events.
When snow or ice is forecast, the Grounds Supervisor/Maintenance Supervisor will coordinate staffing and property assignments.
The goal is to maintain reasonable access to buildings and reduce hazardous walking conditions as quickly as conditions and staffing safely allow.
YEAR-ROUND PROPERTY INSPECTIONS
While working at a property, Grounds Technicians are expected to look beyond their immediate assignment.
Report concerns such as:
- Exterior water leaks
- Broken exterior lights
- Damaged doors
- Broken windows
- Loose handrails
- Sidewalk hazards
- Damaged gutters/downspouts
- Abandoned furniture
- Excessive trash
- Unauthorized dumping
- Vehicle/property concerns
- Animal waste accumulation
- Damaged fencing
- Fallen limbs
- Drainage problems
- Exterior building damage
- Anything presenting an immediate safety concern
If you see something, report it.
EQUIPMENT RESPONSIBILITIES
Grounds Technicians may be responsible for company equipment including:
- Zero-turn/riding mowers
- Push mowers
- Weed eaters
- Leaf blowers
- Hedge trimmers
- Chainsaws, when trained and authorized
- Snow blowers
- Snow plows, when trained and authorized
- Salt spreaders
- Shovels
- Utility trailers
- Company vehicles
Employees are responsible for basic daily equipment checks, cleaning equipment, reporting damage, and notifying their supervisor when maintenance or repair is needed.
EXPECTATIONS
The Grounds Technician must:
- Work independently and stay productive without constant supervision.
- Have a valid drivers license
- Be able to pass a background check
- Follow an assigned property rotation.
- Complete assigned properties thoroughly rather than rushing between locations.
- Communicate when work cannot be completed.
- Take before/after or completion photos when required.
- Report property problems promptly.
- Maintain company equipment.
- Follow all safety procedures.
- Maintain a professional appearance and behavior around residents.
- Treat residents and coworkers respectfully.
- Be dependable during weather events.
- Be willing to assist other property operations when grounds work is caught up.
OFF-SEASON / ADDITIONAL DUTIES
When mowing, leaf removal, or snow removal is not required, Grounds Technicians may assist with:
- Property cleanouts
- Hauling debris
- Dumpster cleanup
- Pressure washing
- Exterior painting
- Fence repair
- Sign installation
- Gutter/downspout work
- Moving appliances or materials
- Delivering supplies
- Exterior preventive maintenance
- Turn assistance
- General property cleanup
- Other property-related duties as assigned
The Grounds Department is a year-round Property Operations department, not a seasonal mowing crew.
PHYSICAL REQUIREMENTS
This position requires regular outdoor physical work, including:
- Working in Kansas heat and cold
- Walking for extended periods
- Bending, kneeling, and reaching
- Operating lawn and snow equipment
- Lifting and carrying equipment and supplies
- Shoveling snow
- Working around dust, grass, pollen, snow, ice, and other outdoor conditions
- Safely entering and exiting company vehicles throughout the workday
All work must be performed in accordance with company safety policies and applicable laws.
PERFORMANCE STANDARDS
Performance will be measured by:
Property Appearance – Properties are consistently clean and maintained.
Mowing Rotation – Assigned properties are completed on schedule when weather permits.
Quality – Mowing includes trimming, cleanup, and finishing work.
Snow Response – Assigned snow and ice responsibilities are completed promptly and documented.
Property Awareness – Problems observed while on-site are reported instead of ignored.
Equipment Care – Company equipment is properly used, maintained, and stored.
Dependability – Employee is available and responsive when scheduled, including required weather-related operations.
Productivity – Employee completes assigned work efficiently and communicates delays or obstacles.
CORE STANDARD
Every time a Grounds Technician leaves a property, it should look better than when they arrived.
Pay: $15.00 - $17.50 per hour
