Full Job Description

Overview

We are seeking a proactive and detail‑oriented Property Manager to oversee the daily operations of our commercial property portfolio. This role focuses on supporting existing tenants, coordinating maintenance activities, and ensuring each property remains safe, functional, and well‑maintained. You will work closely with our Service, Leasing, Accounting departments, and property owners to keep operations running smoothly and maintain a positive tenant experience across multiple markets.

Responsibilities

Oversee the general condition and upkeep of all properties, ensuring building systems (HVAC, electrical, plumbing, roofing, lighting) are functioning properly
Monitor open work orders, review completed repairs, and ensure maintenance issues are resolved promptly
Conduct regular property inspections to identify maintenance needs, safety concerns, and areas requiring improvement
Respond to tenant questions, concerns, and contract‑related issues with professionalism and urgency
Coordinate with Leasing, Accounting, and Service teams on renewals, tenant improvements, billing questions, and maintenance workflows
Assist with vendor oversight, including reviewing proposals and monitoring performance
Track property conditions, recurring issues, and long‑term maintenance needs for budgeting and capital planning
Maintain organized records of inspections, tenant interactions, maintenance follow‑ups, and property updates

Required Skills & Qualifications (Must‑Have)

Proven experience in property management or property operations support (minimum 2 years)
Bilingual (Preferred English & Spanish) with strong verbal and written communication skills
Proficient in Microsoft Office (Outlook, Excel, SharePoint, OneDrive)
Valid driver’s license, reliable personal vehicle, and active auto insurance
Ability to travel to properties across Houston and occasionally neighboring cities (San Antonio, Kingsville, Bryan, and Dallas)
Strong coordination and scheduling skills for managing multiple tasks
Ability to read and interpret simple maintenance notes, photos, and job updates
General understanding of common maintenance trades (plumbing, electrical, HVAC, roofing, drywall) to accurately describe issues
Tech‑friendly and comfortable using work order or ticketing platforms (RentManager and PropertyMeld)
Familiarity with Texas real estate laws and property code
Strong organizational skills with excellent documentation habits
Ability to prioritize tasks in a fast‑moving environment
Customer service experience, especially in tenant‑facing roles
Ability to de‑escalate tenant concerns and communicate solutions clearly
Familiarity with basic commercial property operations (parking lots, signage, landscaping, lighting, etc.)
Experience preparing simple reports or summaries for management

Preferred Skills & Experience (Nice to Have)

These strengthen a candidate but are not required

Experience using RentManager, PropertyMeld, or similar property management/maintenance platforms
Real estate experience or a Texas Real Estate License
Experience coordinating vendors, contractors, or maintenance teams
Comfort documenting site visits with photos and written summaries
Experience working across a multi‑property or multi‑city portfolio
Knowledge of safety protocols and vendor compliance requirements
