Position Summary

The Maintenance Technician is responsible for maintaining the physical condition of the community to ensure safety, comfort, and satisfaction for all residents. This includes completing service requests, preparing units for move-in, performing preventative maintenance, and assisting in maintaining the property’s common areas and systems. The ideal candidate is self-motivated, detail-oriented, and committed to excellence in both workmanship and customer service.

Responsibilities

The following activities are representative of the essential functions of this position, though not all-inclusive:

Maintenance Operations
· Complete assigned work orders in a timely and professional manner, typically within 24 hours unless parts or vendor services are required.
· Assist with unit turns and make-ready tasks, ensuring apartments are prepared for new move-ins on schedule.
· Perform routine maintenance and repairs related to electrical, plumbing, HVAC, carpentry, and appliances.
· Conduct preventative maintenance as directed by the Maintenance Supervisor or Property Manager.
· Maintain a clean, organized, and safe work environment at all times.
· Notify management of maintenance issues, safety hazards, or needed repairs immediately.
· Maintain property standards in compliance with all local codes and inspection requirements.
· Carry a mobile phone and/or radio for communication with team members and respond promptly to emergency after-hours maintenance calls.
· Maintain good public relations with residents, vendors, and co-workers through professional and courteous communication.

Property Organization
· Manage time effectively to balance work orders, unit turns, and special projects.
· Maintain inventory of tools, parts, and supplies and notify the supervisor when replenishment is needed.
· Assist with vendor scheduling and supervision as required.
· Follow all company safety policies and procedures to ensure the well-being of residents and staff.

Physical Requirements

· Ability to lift, push, or pull up to 50 lbs. multiple times per day.
· Ability to stand, walk, bend, and reach frequently throughout the workday.
· Manual dexterity required for handling tools and maintenance equipment.
· Must be able to see, hear, and communicate clearly.
· Must hold a valid driver’s license and have reliable transportation.
· Must be willing to work in all weather conditions and respond to after-hours emergencies as needed.

Qualifications

· High school diploma or equivalent required.
· Minimum of 2 years of maintenance experience, preferably in multifamily or property management.
· Basic knowledge of electrical, plumbing, carpentry, and HVAC systems (certifications preferred).
· Ability to work independently and as part of a team.
· Strong attention to detail and time management skills.
· Positive attitude, professional appearance, and commitment to resident satisfaction.

Preferred Certifications:
HVAC, Plumbing, Electrical, or other relevant trade certifications.
