MAINTENANCE CUSTODIAN – Facilities Department
Salary: Grade 2 KTEU Labor FY27 $22.31 - $29.00/hr
Hours: 7AM to 330PM Monday - Friday, 40 Hrs/ week
Definition: Semiskilled manual work involving responsibility for care and maintenance of specific public buildings, related equipment, and surrounding grounds; all other related work as required.
Essential Functions:
Executes all work orders requested by the Head Facilities Custodian, Facilities Director, Town Administrator and/or designee; cleans and disinfects rooms, furniture, washrooms, toilets; polishes furniture, floors and metal work; vacuums and cleans rugs; washes walls, woodwork and windows in the Town House, Faunce School, Adams Library, Public Library, Council on Aging, Reed Buildings, , including other Town Buildings and grounds..
Operates and maintains boiler and furnaces for supplying heat, air conditioning and hot water; performs minor carpentry, plumbing, and electrical duties in conformance with town policies; operates thermostat, and safety controls; moves and sets up furniture and equipment; collects and disposes of refuse.
Performs work including minor carpentry, plumbing, and electrical duties; painting and minor repairs and repairs to furniture, buildings and equipment; replaces lights.
Maintains lists of supplies, tools, and equipment needed and notifies supervisor; orders supplies and equipment, according to town policies; notifies supervisor of equipment and facilities needing repair.
Maintains grounds connected with buildings; mows grass; rakes leaves; maintains and trims plants and shrubs; shovels snow and sands or salts walkways surrounding buildings as needed.
Establishes priorities for work to be performed; oversees contracted work related to maintenance performed by others, recommends outside contractors where needed, prepares bid specifications, supervises and inspects such work.
May assist Head Facilities Custodian or Facilities Director as needed with routine or out of the ordinary work functions.
May take over duties of Head Facilities Custodian in his/her absence.
May be responsible for the opening and locking-up of various buildings.
Performs similar or related work as required or as situation dictates.
Recommended Minimum Qualifications:
Education and Experience High school graduation; two years experience in a progressively responsible custodial/maintenance position; working shifts lasting more than 6 hours at a time, on a consistent daily schedule, working independently and part of a team; or any equivalent combination of education and experience.
Special Requirements: A Class D Massachusetts driver’s license is required. CORI Certification is required as a condition of employment.
Knowledge, Ability and Skill:
Knowledge. General knowledge of cleaning/maintenance materials and methods. Thorough working knowledge of maintenance techniques and procedures related to building grounds maintenance and care.
Ability. Ability to independently work on assigned tasks with little or no supervision. Ability to perform general record keeping work. Ability to read and write English. Ability to follow instructions and complete tasks in a timely fashion. Ability to perform minor maintenance and repairs to equipment.
Skill. Skill in dealing with the general public. Basic skills in performing preventive maintenance work on buildings, grounds, and equipment. Skill in the use of all the above listed equipment.
Physical Requirements: Moderate physical effort is required in performing functions. Position requires extensive walking, reaching, standing, stooping; and climbing when performing functions. Frequently required to lift, move, and/or push furniture and equipment that may weigh 30 pounds or more. Physical agility required to access all areas to be cleaned and maintained.
