Field Maintenance Technician & Work Order Coordinator

We are looking for a dependable and skilled maintenance coordinator to manage maintenance for our single-family rental homes. This job includes basic repairs, property inspections, resident walkthroughs, vendor coordination, and work-order management.

The right person can identify maintenance problems, complete basic repairs, hire qualified vendors when needed, and manage each work order from start to finish.

Pay and Benefits

Starting base pay: $1,000 per week
With additional earning opportunities based on productivity and billable work completed
Company van or truck provided
Company credit card for approved gas, materials, and supplies
Company-provided liability insurance
Paid time off after completing a 90-day probation period

Main ResponsibilitiesWork-Order Management

Receive, review, and prioritize maintenance requests.
Contact residents and visit the property within one business day unless the problem and vendor solution are already clear.
Decide whether to complete the work personally or hire a vendor.
Manage every work order from the first request through completion.
Communicate with residents, vendors, and the property-management team.
Record the problem, repair plan, estimates, photos, and completed work.
Close completed work orders quickly and correctly.
Report serious, unusual, expensive, or dangerous problems to the property manager.
Coordinate urgent and emergency repairs.
Review vendor invoices to confirm the price and completed work are correct.

Basic Maintenance and Repairs

The technician should be able to:

Snake and clear minor drain clogs.
Unjam and reset garbage disposals.
Replace toilet fill valves, flappers, handles, wax rings, and other basic parts.
Find and diagnose basic plumbing problems.
Shut off water at a fixture or at the property’s main shutoff.
Replace heating and air-conditioning filters.
Record filter sizes in the company’s system.
Install and replace smoke and carbon-monoxide detectors.
Safely turn off electrical breakers when needed.
Complete minor painting and touch-ups.
Complete minor cleaning to prepare properties for showings.
Know when a licensed plumber, electrician, HVAC contractor, or other specialist is required.

The technician is not expected to perform licensed work they are not qualified to complete.

Property Inspections and Walkthroughs

Complete move-in walkthroughs with residents.
Complete move-out walkthroughs and document the property’s condition.
Perform routine property inspections using zInspector.
Take clear photos of property conditions and maintenance problems.
Take marketing photos and property videos when assigned.
Document safety problems, resident damage, delayed maintenance, and recommended repairs.

Vendor Management

Choose vendors based on skill, availability, price, and past performance.
Get and compare estimates when needed.
Negotiate prices, schedules, and the work vendors will complete.
Make sure vendors understand the approved work before they begin.
Monitor vendor progress and confirm that the work was completed correctly.
Report vendor pricing or performance problems to the property manager.

Vehicle, Inventory, and Expenses

Safely drive and maintain the company van or truck.
Keep the vehicle clean, organized, and stocked.
Track tools, filters, detectors, repair parts, and other supplies.
Use the company credit card only for approved business expenses.
Photograph, record, and submit receipts quickly.
Track materials used at each property so the client can be billed correctly.
Immediately report missing equipment, vehicle damage, accidents, or credit-card problems.

Qualifications

The ideal candidate should:

Have hands-on experience with home maintenance or property management.
Be able to diagnose common plumbing, electrical, appliance, and HVAC problems.
Be organized and able to manage several work orders at once.
Communicate professionally with residents, owners, vendors, and coworkers.
Use good judgment and know when to contact the property manager or a licensed contractor.
Be comfortable using mobile apps to document work.
Take clear photos and write accurate work-order notes.
Have a valid driver’s license and a safe driving record.
Be trustworthy with company vehicles, credit cards, keys, tools, and resident information.
Be available to help with urgent maintenance problems when assigned.

Performance Expectations

Success in this position means:

Properties are visited within one business day when required.
Urgent problems are handled quickly.
Every open work order receives regular follow-up.
Residents receive clear and professional communication.
Repairs are completed correctly and at a reasonable cost.
Vendors are properly chosen and managed.
Photos, receipts, invoices, and work-order notes are complete.
The property manager is immediately told about major risks or expenses.
