PROPERTY ACCOUNTANT

Vesteco Real Estate Management Services, LLC, specializes in providing our clients with professional, third-party retail and multifamily housing property management services. Through our collective management expertise, we do not simply maintain an asset but promise and deliver efficient, effective value add to every asset in our portfolio. To fulfill our promise of excellence to our clients, we are seeking an experience Property Accountant to join our team.

Salary Range

$50k to $55K

Job Complexity & Critical Skills

The Property Accountant is fundamental to the accounting and financial analysis, requiring knowledge of accrual-based accounting.
Acting as quality control and interacting with all levels of management, clients, and outside CPA firms; this position requires attention to detail, solid time management, and good interpersonal skills.

· Providing relevant, reliable information to internal and external decision makers.

Recording, analyzing, and interpreting financial information, preparing financial statements, conducting audits, and preparing forecasts and budgets.

Essential Duties and Responsibilities: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Additional duties or job functions may be required as deemed necessary by supervisory personnel.

· Prepare and deliver accrual based financial packages for assigned portfolio, maintain superior quality standards.

Cash and Balance Sheet Management – reconciling activity and updating supporting schedules.
Analyze the Income Statement ensuring activity has been recorded correctly and making any necessary accrual adjustments (i.e., property taxes and insurance expenses).
Prepare and post adjusting journal entries to the General Ledger.

o Review periodic reports of general ledger accounts to ensure accuracy, correcting errors prior to submission to Senior Management.

Work with AP and AR Departments to investigate, resolve, and/or reconcile discrepancies.
Research, analyze, identify, and explain any inconsistencies in the financials.
Prepare ad-hoc reporting.
Analyze and post auditor’s end-of-year adjusting entries.
Ensure GAAP compliance and adherence to internal controls.
Help Operations with variance analysis and assist with interdepartmental projects as needed.
Work collaboratively, cross-training on all accounting functions (such as AP and replacement reserves) and helping wherever needed.

QUALIFICATIONS:

· Ability to prioritize and multi-task.

Reliable, responsive, professional, and competent.

· Self-starting, working independently or collaboratively with a team

· Accountable, dependable, organized, timely, efficient, and effective

EDUCATION AND/OR EXPERIENCE:

Required – A Bachelor or Associates Degree in Accounting with 3 to 5 years work experience in Real Estate Property Accounting, or equivalent.

Required – Ability to work and communicate with all levels of business and familiarity with GAAP compliance.

Preferred – Experience in Property Accounting for Muti-family Housing.

CPA or CMA is not required but encouraged.

LANGUAGE SKILLS:

Employee must be able to read, write and communicate effectively in English. Ability to read, analyze, and interpret general business information. Ability to generate reports and business correspondence. Ability to effectively present information and respond to questions from all levels of management.

MATHEMATICAL SKILLS:

Ability to calculate figures and amounts such as but no limited to loss to lease, gross potential rent, effective rent, vacancy loss, allowances/concessions, discounts, interest, commissions, management fees, prorate move out or move in charges, and allocate various expense reimbursements.

REASONING ABILITY:

Problem resolution skills – identifying inconsistencies, researching causes, and making corrections or explaining results. Ability to read, understand, and record key figures from lease agreements, closing statements, and loan documents in the financials.

COMPUTER/SOFTWARE SKILLS:

A Property Accountant with work experience should have experience using a property management software. Candidates with experience using RentManager and or RealPage will be given preference. Must be familiar with cloud-based storage, highly proficient in MS Excel, and comfortable in Microsoft Office.
