CMS Property Management is looking for an experienced, NJ-licensed Leasing Manager to take ownership of leasing performance across our growing residential portfolio.
This is not a traditional leasing agent position where you're simply responding to leads and scheduling showings. You will be the leasing strategist and trusted advisor to our property owners.
You'll use your knowledge of the Central New Jersey rental market to determine pricing, advise owners, manage vacancies, negotiate renewals, and drive leasing performance across the portfolio.

At CMS, leasing is about more than filling vacancies.
We're looking for someone who can look at a property and answer:
- What should this property rent for today?
- How does it compare to the competition?
- Why isn't it getting applications?
- Should we adjust the price or improve the marketing?

- How do we maximize the owner's return while remaining competitive?
You'll have the authority and responsibility to make those recommendations and guide owners through the decision-making process.
You'll Own the Leasing Process
You'll be responsible for the leasing lifecycle from pricing strategy through signed lease, including:
Owner Relationships
- Serve as the primary leasing contact for property owners.
- Provide proactive vacancy and leasing updates.
- Present market data and pricing recommendations.
- Advise owners on how to maximize rental income while minimizing vacancy.
- Build long-term trust with owners through expertise and consistent communication.
Leasing & Pricing Strategy
- Determine recommended asking rents using CMAs and current market data.
- Monitor competing inventory, demand, seasonality, and market trends.
- Evaluate showing activity and application trends.
- Identify when pricing, marketing, or property positioning needs to change.
- Develop strategies to reduce Days on Market.
Lease Renewals
- Own the renewal process from beginning to end.
- Analyze current market rents and recommend renewal pricing.
- Negotiate renewal terms with owners and residents.
- Prepare and deliver renewal offers.
- Track deadlines and ensure renewals are completed on time.
- Develop strategies to increase portfolio retention.
Applicant Screening
- Review rental applications and supporting documentation.
- Review pay stubs, bank statements, income documentation, employment verification, background checks, and landlord references.
- Ensure screening is conducted consistently and in compliance with Fair Housing requirements.
- Communicate with applicants throughout the approval and lease-up process.
Team Leadership & CollaborationYou won't be doing everything yourself.
You'll work closely with our Client Success Manager, who manages incoming leasing inquiries, prospect communication, scheduling, and showings.

Your job is to lead the strategy and make sure everyone is moving toward the same leasing goal.
What We're Looking For
We're looking for an experienced real estate professional who can walk into a conversation with an owner and immediately establish credibility.
Required:
- Active New Jersey Real Estate Salesperson or Broker License
- 5+ years of residential real estate or property management experience
- Strong knowledge of the Central New Jersey rental market
- Experience pricing rental properties and conducting CMAs
- Experience negotiating leases and renewals
- Strong understanding of rental market trends and seasonality
- Excellent written and verbal communication
- Strong organizational and follow-through skills
- Ability to confidently communicate recommendations to property owners
- Experience with AppFolio or similar property management software
You'll Stand Out If You Have:
- Property management experience
- Experience managing a residential rental portfolio
- Previous leasing or property management leadership experience
- Strong negotiation skills
- A data-driven approach to pricing and leasing
- Experience working directly with real estate investors and rental property owners
- A strong understanding of Central NJ rental markets and submarkets

Compensation & Benefits
$60,000–$70,000 annual base salary
Compensation will be based on experience, licensing, market knowledge, and demonstrated leasing and leadership capabilities.
Hybrid work environment in Central New Jersey.
