Job Summary

We are seeking a dynamic and detail-oriented Funder to join our title company. In this pivotal role, you will be responsible for overseeing the final stages of the loan process by ensuring all loan documentation, funding requirements, and compliance standards are meticulously met. Your expertise will help facilitate smooth loan disbursements, support our clients’ homeownership goals, and uphold our commitment to industry-leading service. The ideal candidate is energized by working in a fast-paced environment, possesses strong analytical skills, and demonstrates a comprehensive understanding of mortgage lending regulations and procedures.

Duties

Review and verify all loan documentation to ensure accuracy and completeness before funding.
Coordinate with loan officers, underwriters, and processors to confirm all conditions are satisfied for loan disbursement.
Ensure compliance with federal, state, and local regulations including FNMA (Fannie Mae), FHA (Federal Housing Administration), VA (Veterans Affairs), TILA (Truth in Lending Act), TRID (TILA-RESPA Integrated Disclosure), and other relevant mortgage lending standards.
Prepare and execute loan funding packages accurately within established timelines using Encompass or similar loan origination systems.
Monitor the status of loans during the funding process, troubleshoot issues promptly, and communicate effectively with internal teams and clients.
Maintain detailed records of all funded loans, including loan documentation, compliance checks, and funding confirmations.
Stay informed on industry knowledge of financial regulations, mortgage servicing practices, and lending policies to ensure ongoing compliance and best practices.

Skills

Extensive knowledge of FNMA guidelines, mortgage origination processes, and financial services industry standards.
Proven experience in loan processing, underwriting, and funding within a banking or mortgage environment.
Strong understanding of fair housing regulations, mortgage servicing requirements, and compliance with loan regulations such as TILA and TRID.
Proficiency in Microsoft Office Suite (Word, Excel) along with experience using Encompass or similar loan origination software.
Excellent credit analysis skills combined with attention to detail for accurate loan documentation review.
Ability to interpret complex financial data using basic math skills to assess borrower eligibility.
Effective internal communication skills to coordinate across departments and ensure seamless client experiences.
