About the Role

Ninety9 Capital is a growing multifamily real estate investment firm in the Dallas–Fort Worth area. We are seeking an experienced Regional Property Manager to oversee operations across our multifamily portfolio and help build the platform as we scale. This is a build-and-grow role — not a maintain-the-status-quo role — for a strong operator and leader who wants to grow a portfolio and a team with us.

You will oversee property management and operations for our current communities (including Apex and The Flats) with a clear runway to grow to 6–8 properties, including anticipated expansion into the Houston market, which will require periodic travel.

What You'll Do

● Oversee property management and day-to-day operations across the multifamily portfolio (currently DFW; expanding to 6–8 properties including Houston)

● Lead, train, and hold accountable on-site Property Managers, Assistant Property Managers, and Leasing staff

● Build and oversee our leasing function, including a centralized/virtual leasing operation serving all properties

● Drive occupancy, rent collection, retention, and financial performance across the portfolio

● Establish and improve operating structure, systems, and reporting as we scale

● Oversee property budgets and work closely with ownership and asset management on performance

● Support the onboarding and stand-up of newly acquired properties

● Travel periodically to properties, including the Houston market as it develops

What We're Looking For

● Proven experience as a Regional Property Manager (or multi-site multifamily management) — you have overseen multiple properties and led on-site teams

● Strong track record driving occupancy, collections, retention, and NOI across properties

● Demonstrated ability to train, develop, and hold property managers accountable

● Experience standing up, stabilizing, or improving properties — comfortable building, not just maintaining

● Excellent leadership, communication, and organizational skills

● Familiarity with property management software (ResMan a plus)

● Based in DFW and able to travel to properties, including Houston, as the portfolio grows

Compensation & Details

● $80,000–$90,000/year, depending on experience

● Full-time, DFW-based, with periodic travel

● W-2 employee

● Opportunity to build and grow with an expanding portfolio

Pay: $80,000.00 - $90,000.00 per year
