Full Job Description

Purchasing Manager position is open at a well-established, large, and expanding home builder located in the metropolitan area of Columbia, SC. The company has a positive work environment and serves multiple states in the southeast region. As the Purchasing Manager, you will be accountable for overseeing the cost management of designated profit centers.

Key Responsibilities: (may include additional tasks as delegated)

Building new relationships with potential trade partners and nurturing existing partnerships
Anticipating the appropriate placement of trade partners in upcoming developments
Collaborating closely with production to ensure trades are efficient and builders adhere to protocols
Notifying sales, construction, and subcontractors of product changes and coordinating pricing modifications as needed
Evaluating subcontractors' effectiveness, response times, services, and performance to attract and retain top talent
Leading negotiations for the purchase of labor and materials in assigned regions
Conducting cost and price analyses for base models and options, with a particular focus on new communities
Reviewing plans, scopes-of-work, and specifications for accuracy
Renegotiating vendor contracts when pricing expires or adjustments are requested
Researching and presenting detailed information justifying necessary price increases
Handling special projects and assignments
Adapting Base Model Pricing at the direction of the Division Manager or Sales Manager
Bidding on new plans, options, and plan modifications, reviewing bids for accuracy, and entering data into KOVA
When community Setup is completed, running a Proforma to compare costs and address any issues
Attending division new community rollout meetings to address purchasing-related inquiries

Requirements

To excel in this role, candidates must satisfactorily perform each key duty. The qualifications below represent the necessary knowledge, skills, and attributes. Reasonable accommodations will be considered for individuals with disabilities.

Education and Experience: Bachelor's degree (B. A.) from a four-year college or university; at least five years of relevant experience in high-volume residential construction; or a comparable combination of education and experience.

Computer Proficiency:

Proficiency in Microsoft Office Suite (Excel, Word, Outlook)

Previous experience with KOVA is advantageous but not mandatory
