Key Responsibilities
- Supervise, train, schedule, and manage the community maintenance team and outside contractors.
- Assign daily work orders and projects, establish priorities, and ensure work is completed accurately and on time.
- Perform and oversee HVAC troubleshooting, repairs, preventative maintenance, and system replacements. HVAC experience is required.
- Perform and oversee plumbing repairs, including water lines, sewer lines, fixtures, water heaters, leaks, and drain issues.
- Perform and oversee basic electrical repairs, troubleshooting, fixture replacement, outlets, switches, breakers, and other community electrical needs.
- Manage mobile home refurbs and turns from start to finish, ensuring homes are rent-ready or sale-ready on schedule.
- Complete and supervise refurbishment work including drywall, flooring, painting, trim, doors, windows, cabinetry, plumbing, electrical, HVAC, and general repairs.
- Develop project scopes, material lists, timelines, and labor requirements for refurbishment and capital improvement projects.
- Manage multiple maintenance and renovation projects simultaneously while meeting established deadlines and budgets.
- Conduct inspections of vacant homes, occupied homes, community buildings, grounds, and infrastructure to identify needed repairs.
- Maintain community infrastructure including water/sewer systems, roads, signage, lighting, common areas, buildings, and grounds.
- Respond to emergency maintenance situations and participate in an on-call rotation as needed.
- Diagnose maintenance issues and determine whether work should be completed in-house or assigned to an outside contractor.
- Coordinate and oversee vendors and contractors, ensuring quality workmanship and timely completion.
- Maintain accurate records of work orders, projects, inspections, materials, equipment, and completed repairs.
- Monitor inventory and ensure necessary tools, parts, and maintenance supplies are available.

- Ensure the maintenance shop, equipment, tools, and community work areas are kept clean, organized, and safe.
- Ensure all work is performed in accordance with company standards, safety requirements, and applicable building codes.
- Perform regular property inspections and proactively identify issues before they become larger or more expensive repairs.
- Work closely with the Community Manager and Regional Management to prioritize maintenance needs and larger projects.
- Communicate project status, delays, material needs, and potential budget concerns to management.
- Hold maintenance team members accountable for productivity, workmanship, attendance, safety, and completion deadlines.
- Lead by example and be willing to work alongside the maintenance team when needed.
- Maintain a professional and respectful attitude when interacting with residents, employees, contractors, and vendors.
Required Qualifications
- HVAC experience is required.
- Strong working knowledge of plumbing, electrical, carpentry, drywall, flooring, painting, and general residential maintenance.
- Experience with mobile homes/manufactured housing strongly preferred.
- Previous experience supervising and managing a maintenance team.
- Proven experience managing renovations, rehabs, home turns, and multiple projects simultaneously.
- Strong troubleshooting and problem-solving abilities.
- Ability to estimate materials, labor, project timelines, and repair needs.
- Ability to prioritize urgent maintenance needs while keeping scheduled projects on track.
- Must be dependable, organized, self-motivated, and able to work with limited supervision.
- Must have a valid driver's license and reliable transportation.
- Must be able to safely operate common maintenance tools and equipment.
- Must be able to perform physical maintenance work, including lifting, bending, climbing ladders, working outdoors, and working in varying weather conditions.
- Must be willing to respond to emergency maintenance situations when necessary.

Compensation & Benefits
- Range $50,000 - $52,000 (based on experience)
- Full-time – 40 hours per week (no overtime)
- Benefits available after 60 days
- Consistent, project-based workload
