Full Job Description

Job Title: Compliance Specialist

Pay Status: Non-exempt; hourly

Reports To: Compliance Manager

POSITION SUMMARY:

Under the general supervision of the Compliance Manager, responsibilities include qualifying prospective residents, processing all paperwork applicable to the leasing process, and conducting annual or interim recertifications. Ensures tenant files are maintained as outlined by oversight agencies and Company standards and procedures.

This position is at-will, meaning employment may be terminated at any time, with or without cause or advance notice, by either the employee or American Gold Star Manor, subject to applicable law. Employment is contingent upon successful completion of required background checks, consistent with applicable law.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

The duties and responsibilities listed below are representative of the essential functions of this position. Process re-certifications and verify income in accordance with Section 8 and Tax Credit regulations.
Maintain confidential tenant records and files in compliance with Section 8 and Tax Credit programs.
Process tenant move ins and resident certifications, as directed.
Process tenant move outs, as directed.
Inform residents of rent changes and deposit requirements.
Communicate and interact with residents, families, management, contractors, oversight agencies, and vendors.
File reports and correspondence.
Generate reports, as directed.
Conduct file reviews.
Making corrections to files per Management and Compliance review recommendations.
Assist with special projects and other duties as assigned.

EDUCATION AND EXPERIENCE:

High School diploma or GED required.
Experience with Section 8 and Tax Credit programs required.
Proficiency with Adobe, Microsoft 365, Outlook, Excel, and Word.
Experience with RealPage OneSite Leasing & Rents preferred.
Must be detail-oriented and able to manage multiple tasks.
Excellent written and verbal communication skills.
Strong listening, written and oral communication skills required.
Ability to respond positively to supervisory direction and feedback.
Ability to identify problems, organizational needs, and opportunities for change, and participate in the change proactively.

PHYSICAL REQUIREMENTS:

The physical requirements described here are representative of those that must be met to successfully perform the essential functions of this position, with or without reasonable accommodation.

Must be able to sit for long periods of time performing administrative and computer work.
Prolonged periods standing, bending, sitting, kneeling, and walking.
Must be physically able to climb stairs, and traverse uneven ground.
Must be able to lift up to 40 pounds at a time.
Work inside and outside in varying temperature and weather conditions.
Work in rough and uneven terrain.
Exposure to various plants and animals throughout the property.
