Full Job Description

Are you looking for an opportunity to manage meaningful commercial projects without getting lost in a large corporate environment?

Turelk is an established Southern California commercial general contractor specializing in tenant improvements, commercial interiors, occupied renovations, and other complex commercial construction projects. We are seeking an experienced Commercial Construction Project Manager to lead projects from preconstruction through closeout.

This is an opportunity to join a collaborative, relationship-driven team where you'll manage challenging projects, build long-term client partnerships, and make a meaningful impact throughout Southern California.

Please Read Before Applying:

This position requires prior Project Management experience with a commercial General Contractor. Candidates whose experience is limited to residential construction, homebuilding, remodeling, or specialty subcontractor work will not be considered.

Responsibilities

As a Project Manager, you will be responsible for the successful planning, execution, and completion of commercial construction projects while maintaining strong relationships with clients, architects, subcontractors, and internal teams.

Responsibilities include:

Manage commercial construction projects from award through closeout.
Develop and maintain project schedules, budgets, and cost forecasts.
Prepare, negotiate, and administer subcontract agreements.
Review drawings, specifications, contracts, submittals, RFIs, and change orders.
Coordinate with Superintendents to ensure successful project execution.
Lead project meetings with owners, architects, consultants, and subcontractors.
Monitor project financial performance, including forecasting, billing, and cost control.
Identify project risks and develop proactive solutions.
Ensure compliance with contract requirements, building codes, OSHA regulations, and company safety standards.
Foster strong client relationships that promote repeat business.
Mentor and support Project Engineers as needed.

Essentials for Success

Minimum 7 years of experience managing multiple commercial construction projects for a General Contractor, with a strong background in tenant improvement projects.
Experience managing one or more of the following commercial project types: tenant improvements, occupied renovations, healthcare, corporate office, education, industrial, structural modifications, sitework, or high-rise commercial projects.
Bachelor's degree in Construction Management, Engineering, or a related field preferred, but not required.
Strong organizational, leadership, and communication skills, including effective listening skills and the ability to lead and motivate project teams.
Thorough understanding of estimating, budgeting, cost control, forecasting, and financial reporting.
Extensive knowledge of commercial construction practices, building codes, OSHA regulations, project scheduling, submittals, RFIs, change orders, contract administration, and construction accounting principles.
Ability to read and interpret blueprints, specifications, schematics, and technical drawings.
Proficiency with construction management software such as Procore, Microsoft Project, Bluebeam, and the Microsoft Office Suite.
Ability to successfully prioritize and manage multiple projects in a fast-paced environment while maintaining exceptional attention to detail.
Demonstrated problem-solving skills with a proactive, collaborative, and solution-oriented approach.

OSHA 30 certification required within 30 days of hire.

Sit, stand, and walk for extended periods throughout the workday.
Travel to and visit active construction job sites.
Navigate uneven terrain, stairs, ladders, and partially completed buildings while observing all safety requirements.
Occasionally bend, stoop, kneel, crouch, and reach.
Use a computer, keyboard, and other standard office equipment for extended periods.
Read construction drawings, specifications, and other documents in both printed and electronic formats.
Communicate effectively in person, by telephone, and via email.
Occasionally lift and carry items weighing up to 25 pounds, such as plans, samples, or project materials.
Wear required personal protective equipment (PPE) while visiting construction sites.
