Full Job Description

Position Summary

The Permanent Supportive Housing (PSH) Leasing Consultant is responsible for coordinating all leasing activities while providing exceptional customer service to applicants, residents, referral partners, and community stakeholders. This position plays a critical role in maintaining occupancy, ensuring compliance with affordable housing regulations, and supporting successful resident move-ins and housing stability.

Unlike traditional market-rate leasing, this role requires a compassionate, trauma-informed approach while balancing regulatory compliance, operational excellence, and resident service. The Leasing Consultant works closely with Property Management, Resident Services, and external service providers to ensure applicants and residents experience a welcoming, respectful, and efficient leasing process.

Essential Duties and ResponsibilitiesLeasing & Occupancy

Conduct leasing activities from initial inquiry through move-in.
Process applications in accordance with Fair Housing laws and company policies.
Coordinate applicant interviews, document collection, eligibility verification, and file completion.
Maintain waitlists in accordance with program requirements.
Prepare lease documents and move-in paperwork.
Conduct move-in orientations and explain lease obligations, house rules, and community expectations.
Assist with unit transfers, recertifications, and lease renewals.
Monitor occupancy goals and proactively assist with reducing vacancy loss.
Coordinate unit readiness with maintenance and property management.

Affordable Housing & Compliance

Collect and review required income, asset, and household documentation.
Assist with annual and interim recertifications.
Ensure resident files remain complete and audit-ready.
Maintain compliance with applicable affordable housing programs, including but not limited to:
HUD
LIHTC
Project-Based Voucher (PBV)
Section 8
Local funding requirements
Maintain confidentiality of resident information.

Customer Service

Provide outstanding customer service to current and prospective residents.
Respond promptly to phone calls, emails, and office visitors.
Address resident concerns professionally and escalate issues when appropriate.
Foster a welcoming, inclusive, and respectful office environment.
Maintain positive relationships with referral agencies, community partners, and service providers.

Permanent Supportive Housing Responsibilities

Work collaboratively with Resident Services Coordinators, Case Managers, and community partners.
Support coordinated move-ins for individuals experiencing homelessness or housing instability.
Communicate respectfully and effectively with individuals from diverse backgrounds.
Utilize trauma-informed and person-centered customer service practices.
Maintain professional boundaries while treating all residents with dignity and respect.
Support housing retention efforts through effective communication and coordination with the Property Manager and Resident Services team.

Administrative Responsibilities

Maintain accurate records in property management software.
Prepare correspondence, notices, and resident communications.
Assist with rent collection and payment processing as directed.
Maintain organized leasing files and office records.
Monitor office supplies and leasing materials.
Assist with reporting and occupancy tracking.

Marketing & Community Outreach

Conduct property tours.
Build relationships with referral agencies and community partners.
Participate in outreach activities to maintain qualified applicant pools.
Ensure model units and common areas are tour-ready.
Assist with resident events and community engagement activities.

Other Duties

Assist with front office operations.
Support emergency response procedures when necessary.
Participate in company meetings and required trainings.
Perform other duties as assigned.

Required Qualifications

High school diploma or GED required.
Minimum one (1) year of leasing, property management, customer service, or administrative experience.
Experience working within affordable housing, supportive housing, social services, healthcare, or nonprofit environments preferred.
Knowledge of Fair Housing laws.
Strong organizational and time management skills.
Excellent verbal and written communication skills.
Ability to work effectively with diverse populations.
Proficiency in Microsoft Office.
Experience with Yardi or other property management software preferred.

Preferred Qualifications

Experience in Permanent Supportive Housing.
Experience with HUD, LIHTC, Project-Based Voucher, or affordable housing compliance.
Knowledge of Coordinated Entry Systems (CES).
Bilingual (English/Spanish) preferred.

Employees may interact with individuals experiencing homelessness, mental health conditions, substance use disorders, or other barriers to housing. Professionalism, patience, compassion, and adherence to company policies are essential.
