Position Summary
We are seeking an ambitious, relationship-driven Advisor (Investment Sales Associate) to join our growing team.
The ideal candidate is a self-starter, passionate about business and investing, and highly competitive.
This position is designed for someone who is entrepreneurial and wants to build a long-term career in commercial real estate. You will work directly alongside the Principal Broker, learning every aspect of the multifamily brokerage business while developing your own relationships with property owners and generating your own pipeline of business.
Success in this role is earned through hard work, consistent outreach to owners, discipline, and your ability to develop trusted relationships with owners who ultimately reward you with their business.

What You'll Do
Revenue-Generating Activities
In your first year, your day-to-day will primarily consist of building a foundation through consistent prospecting, learning the business, and building relationships with property owners. You will:
- Research and identify apartment owners within your target market
- Prospect owners through cold calling and scheduling in person meetings
- Develop relationships by providing real estate advice
- Learn how to value multifamily investment properties
- Prepare and present Broker Opinions of Value (BOVs)
- Secure property listings and market them to investors
- Present offers, negotiate contracts, and execute purchase agreements
- Manage the sales process from contract to close
In addition to the revenue-generating activities above, you will also:
- Maintain accurate client records and activity within a CRM
- Develop your market knowledge and advisory skills
- Be a team player with the rest of the office
- Attend property tours and industry networking events
- Research economic trends and market data and communicate valuable information to investors

Ideal Knowledgebase/Background
- Understanding of NOI, cap rates, and investment fundamentals
- Strong Excel and financial analysis skills
- Professional communication and presentation ability
- Organized, detail-oriented, and self-directed
- Prior experience in finance, accounting, real estate, or investing is a plus (not required)

- Confidently pick up the phone and ask anyone for their business
- Build a consistent pipeline of opportunities through your own prospecting efforts
- Become a trusted advisor to apartment owners throughout your market
- Transition from learning the business to independently generating and closing transactions
- Increase your responsibility, influence, and earning potential as your business grows
Compensation & Growth
Commission-only with no cap on earnings. Commercial real estate is a relationship-driven business where income grows as your pipeline, market knowledge, and client relationships develop. The first year is typically focused on training, prospecting, building relationships, and developing active opportunities. As your pipeline matures, closed transactions and income potential increase significantly.
Typical deal economics
- Typical brokerage commissions: 2–5% of transaction value.
- Typical transaction size: $2M–$8M.
- Typical take-home commission: $45,000–$75,000 per closed transaction.
Expected production timeline
- Year 1: 0–1 closed transactions
- Year 2: 1–3 closed transactions
- Year 3 and beyond: 3+ closed transactions annually, with top performers closing 10+ transactions per year after their first several years in the business
