Full Job Description

Summary of Position:

The Community Manager is responsible for the professional management of the apartment community in order to achieve and maintain pre-determined occupancy goals; to achieve maximum cash flow for the owner; to implement the company’s policies and procedures in marketing, leasing, accounting, maintenance, resident relations, and all site level management reporting. The community manager will train, motivate, supervise and discipline all on-site personnel. The community manager will directly supervise assistant managers, bookkeepers, leasing personnel, maintenance staff, porters, housekeepers and other staff members that may be hired.

Duties & Responsibilities:

1. Responsible to collect rent, security deposits, and bank deposits daily.

2. Follows through with resident delinquent rent collection.

3. Oversee and control the perspective resident application approvals, move-ins and move out paperwork.

4. Respond to staff and resident complaints and provide assistance with resolutions.

5. Develop and assist resident social activities.

6. Enforce resident lease policies and procedures within the guidelines of fair housing laws.

7. Provide training, supervision and support to community employees.

8. Participate in recruitment, interview, and selection process for new staff members.

9. Weekly physical site inspections with maintenance supervisor.

10. Ensure day to day operations are being performed within company policies.

11. Communicate with Regional Supervisor in regards to property conditions, leasing programs, staffing and resident’s issues.

12. To thoroughly understand and abide by all Fair Housing Laws.

13. Other duties as assigned

Qualifications:

The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Strong written/verbal skills
Ability to work with computers in software(Yardi), word processing and property management.
Basic accounting skills and understanding of financial reports.
Minimum of 2 years of property and supervisory experience.
Ability to make independent decisions and handle emergency situations professionally.
Must have own transportation, valid state issued drivers license, and current liability vehicle insurance.

Physical Demands:

Inspection of the community will include climbing of stairs. The position may require lifting, carrying, and pushing, pulling 25 lbs. occasionally, frequently up to 15 lbs. or negligible amounts constantly. The position can include walking and/or standing frequently. Phone usage is also required, as is the need to speak professionally and clearly. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Pay: $60,000.00 - $70,000.00 per year
