Coldwell Banker Residential Property Management is seeking a full-time Residential Single-Family Property Management Executive to lead one of our single-family property management portfolios.
This is a leadership position for an experienced property management professional who is ready to take ownership, lead a team, make decisions, and have a direct impact on the success of a large residential portfolio.
The Property Management Executive will oversee approximately 300 to 450 single-family units and will serve as the team leader for that portfolio. This role is designed for someone who wants more than a task-based property management position. We are looking for someone who can advise owners, solve complex problems, create structure, communicate clearly, and help move the portfolio forward.
This is not an entry-level property management position. The ideal candidate will have meaningful property management experience beyond leasing properties and coordinating repairs. We are looking for someone who has experience working directly with property owners, understanding rental market dynamics, evaluating property performance, making recommendations, and making tough but sound decisions on behalf of an owner when needed.
This position is supported by leasing, accounting, maintenance coordination, vendor relationships, and administrative team members. The Property Management Executive is not expected to perform every task personally, but is expected to lead the portfolio, delegate effectively, follow up consistently, and make sure the work is completed at a high standard.
We are looking for someone who takes ownership of the position, the team, the properties, and the overall client experience. This role requires strong leadership, excellent judgment, good decision-making ability, and the ability to motivate a team while maintaining a high standard of customer service.
Customer service is paramount in this position. The ideal candidate must have excellent to expert-level communication skills and be comfortable communicating with owners, residents, vendors, leasing staff, and support team members in a professional and timely manner.
Applicants must have at least 3 years of property management experience and an active Texas Real Estate License. Reliable transportation is required, and mileage reimbursement is offered.

Key responsibilities include:
Portfolio Leadership
- Lead and manage a portfolio of approximately 300 to 450 single-family rental properties
- Take ownership of portfolio performance, client satisfaction, and daily operations
- Make sound decisions on behalf of property owners
- Identify problems, develop solutions, and follow through until completed
- Maintain organization, structure, and accountability within the portfolio
- Make an immediate and positive impact on the team and portfolio
Owner Communication and Client Experience
- Communicate directly with property owners in a professional and timely manner
- Provide recommendations based on pricing, condition, vacancy, market trends, and owner goals
- Discuss difficult situations with owners and help guide them toward practical solutions
- Maintain routine follow-up with owners, vendors, and internal team members
- Provide excellent customer service to owners, residents, vendors, and team members
Team Leadership
- Lead, motivate, and support the team assigned to the portfolio
- Delegate tasks effectively to support staff
- Work closely with leasing agents, maintenance coordination, accounting, and administrative staff
- Set clear expectations and follow up to ensure tasks are completed
- Be a team player while taking full ownership of managed properties
Property Operations
- Handle complex problems involving residents, owners, vendors, Texas Property Code, and property operations
- Inspect properties as needed
- Create make-ready lists and instructions
- Coordinate property condition issues and help move properties toward rent-ready status
- Cultivate and maintain vendor relationships
- Support project management needs within the portfolio
- Generate written notices when needed
Marketing and Leasing Strategy
- Understand rental market dynamics and how they affect pricing, vacancy, and leasing performance
- Develop and implement marketing strategies for available properties
Communicate with owners about marketing strategy, pricing concerns, and property condition
- Work with leasing staff to help reduce vacancy and improve property performance
Financial and Administrative Responsibilities
- Review accounting information and read P&L statements
- Understand property performance from both an operational and financial standpoint
- Use MS Office products, Google App Suite, Google Calendar, and property management software
- Manage personal organization, daily workflow, email, phone communication, and follow-up
Preferred, but not required:

Pay: $55,000.00 - $60,000.00 per year
