Property Manager – Primera Property Management
Chicago, IL (Southwest Side / Midway Area)
Full-Time | Hybrid

Primera Property Management is seeking a bilingual (Spanish/English) Property Manager to oversee a portfolio of approximately 200 residential units located primarily on Chicago’s Southwest Side near Midway Airport.

This role is ideal for a highly organized, relationship-driven professional who thrives in a fast-paced environment and can effectively balance office responsibilities with field operations. The Property Manager will be responsible for the day-to-day management of the portfolio while maintaining strong relationships with tenants, owners, vendors, and internal team members.

This is an excellent opportunity for someone looking to grow within an expanding property management company that values teamwork, initiative, accountability, and strong client relationships.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Monitor rent collections and coordinate delinquency follow-up and default proceedings
Coordinate maintenance requests, vendor scheduling, and repair completion
Conduct property visits, annual inspections, vacancy inspections, and repair inspections
Prepare vacant units for leasing including descriptions, photos, online postings, and open houses
Process lease applications and prepare lease documentation
Coordinate with housing authorities for inspections, compliance matters, and payment processing
Maintain accurate tenant, vendor, owner, and property records within AppFolio
Process vendor invoices, repair expenses, and owner disbursements
Coordinate eviction matters including communication with legal counsel and local municipalities
Maintain positive and professional relationships with tenants, owners, vendors, and team members
Ensure compliance with company procedures, local regulations, and housing requirements
Assist in maintaining building access systems, keys, and operational organization across the portfolio

QUALIFICATIONS

Bilingual Spanish/English required
Property management experience preferred
Experience with AppFolio and Microsoft Excel preferred
Reliable transportation required
Real estate license not required
Ability to prioritize, analyze, and coordinate multiple responsibilities simultaneously

WORK ENVIRONMENT & PHYSICAL EXPECTATIONS

This is a hybrid position consisting of both office and field responsibilities. The role requires regular travel between properties located throughout Chicago’s Southwest Side and surrounding suburbs.

Candidates should be comfortable conducting property visits, walking buildings, climbing stairs, inspecting units and repairs, and working outdoors in varying weather conditions throughout the year. The position also includes administrative and computer-based responsibilities in an office setting.

COMPENSATION

Competitive salary based on experience plus performance bonuses.
