Job Overview
The Facilities & Operations Coordinator is responsible for the day-to-day condition and
operation of the Fresno site — the building, the grounds, the shared areas, and the work
moving through it. The role serves as the first on-site point of contact for tenants and for
vendors servicing the property, and holds keys and site access.
This is a hands-on position. A meaningful portion of the work is performing repairs, upkeep,
and grounds work directly rather than routing it to a vendor. The balance is coordination,
vendor scheduling, and record-keeping.
This position does not carry independent enforcement authority. Final authority remains
with ownership unless and until the role is formally expanded in writing.
Essential Duties and Responsibilities
- Conduct daily walk-throughs of the building and grounds; monitor cleanliness, organization, parking, shared areas, and overall site condition.
- Serve as the first on-site point of contact for tenants, responding to day-to-day operational questions and requests.
- Perform routine repair and upkeep on the property — minor carpentry, patching and painting, hardware, fixtures, and general handyman tasks within skill level.
- Perform and coordinate grounds and yard maintenance, including landscaping upkeep, debris and trash removal, drainage and exterior clearing, and keeping the yard and perimeter orderly.
- Coordinate daily cleaning and schedule outside maintenance, repair, and landscaping vendors, tracking each request through to completion.
- Assist with move-ins and coordination of space usage.
- Hold and manage site keys and access, including opening and securing the property, and maintain accurate records of access issued and returned.
- Maintain daily site logs; document incidents, maintenance activity, and tenant concerns.
- Observe and report rule violations, unsafe behavior, and site-standard issues.
- Support the development and upkeep of standard operating procedures for the site.
- Other related duties as assigned.
Requirements
- Legally authorized to work in the United States.
- At least 18 years of age.
- Ability to perform routine hands-on repair, upkeep, and grounds work using common hand and power tools.
- Ability to read, write, and perform basic arithmetic sufficient to maintain accurate site logs and records.
- Basic computer skills, including email and spreadsheet or work-order software.
- Comfortable working outdoors and on foot for a substantial part of the day.
Preferred
Experience in construction, the trades, or building maintenance, carpentry, general
repair, or a related hands-on background.
Experience with landscaping, grounds keeping, or yard maintenance.
Prior experience in facilities, property operations, warehouse, or distribution.
Experience coordinating vendors, cleaning crews, or maintenance schedules.
Bilingual English/Spanish.
Physical Requirements and Work Environment
These are the typical physical demands and conditions of the role. Reasonable

- Walk and stand on concrete and uneven outdoor ground for the majority of an eight-hour shift, including repeated walk-throughs of the building and grounds.
- Frequently lift, carry, push, and pull up to 50 lbs; occasionally up to 75 lbs withassistance or mechanical aid.
- Bend, kneel, reach overhead, and work from a ladder or step stool.
- Use common hand and power tools, and powered grounds equipment where assigned and after training.
- Work outdoors in seasonal Central Valley conditions, including summer heat. The
- Company maintains a Heat Illness Prevention Plan (8 C.C.R. §3395) with shade, water, cool-down rest, and acclimatization provisions.
- Industrial and warehouse environment, not climate-controlled; exposure to dust, noise, weather, and moving material-handling equipment. Steel-toe footwear and personal protective equipment required where posted.
Wage, Hour, and Leave Provisions
Overtime: Non-exempt and paid overtime under California law — 1.5× the regular rate
after eight hours in a workday and after 40 hours in a workweek, and for the first eight
hours on the seventh consecutive day of a workweek; 2× after 12 hours in a workday and
beyond eight hours on the seventh consecutive day. Overtime requires advance
authorization; all hours actually worked are paid.
Meal and rest periods: An uninterrupted, unpaid one-hour meal period beginning no
later than the end of the fifth hour of work; a second meal period on shifts over ten
hours; a paid 10-minute rest period per four hours worked or major fraction thereof.
Cool-down rest periods are provided in addition, as required for outdoor work in heat.
Timekeeping: All hours worked must be recorded. Off-the-clock work is prohibited.
Paid Sick and Safe Leave: Accrues from the first day of employment under the Healthy
Workplaces, Healthy Families Act at one hour for every 30 hours worked.
Safety and training: Injury and Illness Prevention Program orientation, Workplace
Violence Prevention training, and Heat Illness Prevention training at hire.
Tools and equipment: The Company provides the tools and equipment required for the
job. Under Labor Code §2802, the Company reimburses necessary expenditures
incurred in the discharge of duties.
Workers’ compensation, State Disability Insurance, and Paid Family Leave coverage as
required by California law.
Pay: $20.00 - $24.00 per hour
