HVAC Estimator & Project Developer – Uncapped Commission & ESOP Equity

$150,000 – $300,000+ Real Earning Potential • Greater Madison Area • 100% Onsite • Full Benefits

COMPENSATION: $40,000 stable base salary + uncapped, high-percentage commission yielding $150,000 to $300,000+ in realistic first-year total earnings + comprehensive corporate benefits package.
EQUITY & WEALTH CREATION: Direct equity ownership in the company through an Employee Stock Ownership Plan (ESOP), providing long-term wealth accumulation on top of annual commission.
WORK STRUCTURE & TRAVEL: Dynamic local Madison-area schedule with a flexible mix of office preconstruction work, jobsite walks, and client meetings (0% overnight travel).
WORK ENVIRONMENT: Premier, full-service design/build mechanical contractor with a massive existing project backlog and an elite engineering and field installation support team.
EXPERIENCE & SOFTWARE: 5+ years of commercial HVAC estimating, mechanical contracting, or construction sales; hands-on experience using digital preconstruction and takeoff software (e.g., FastDUCT, QuoteSoft, PlanSwift, or similar).
REQUIREMENTS / COMPLIANCE: US Citizen or Green Card holder; residence established within a daily commuting radius of the Greater Madison, WI area.

With an enormous volume of incoming local project opportunities throughout Dane County and Southern Wisconsin, your total earning capacity is limited only by your accuracy and relationship-building drive.

What You Will Be Doing (Daily Responsibilities)

Drive Commercial Business Growth: Identify, pursue, and cultivate strategic relationships with general contractors, commercial developers, and building owners to capture new design/build construction and service contracts.
Generate Precision Preconstruction Estimates: Develop detailed mechanical cost estimates, calculating equipment specifications, sheet metal/piping materials, and labor-hour requirements for complex commercial HVAC builds.
Lead Design/Build Integration: Act as the primary technical bridge between customer requirements, internal mechanical engineers, project managers, and field trade crews.
Execute Digital On-Screen Takeoffs: Utilize digital estimating software platforms to perform accurate plan takeoffs, secure vendor/subcontractor quotes, and assemble winning, high-margin proposals.
Coordinate Preconstruction Alignment: Lead bid handoff meetings and project closeouts to guarantee a seamless transition from estimation to field execution.
Manage Commercial Service Portfolio: Grow and oversee an established portfolio of commercial preventive maintenance contracts to build reliable, recurring service revenue.

What We Are Looking For (Requirements & Qualifications)

5+ Years Commercial HVAC Estimating Depth: Proven track record in HVAC estimating, mechanical contracting sales, or preconstruction management within the commercial or industrial construction sector.
Mechanical Systems & Code Mastery: Strong technical fluency in commercial HVAC system configurations, fluid loops, ductwork design, and local Wisconsin mechanical building codes.
Digital Estimating Literacy: Proficiency with on-screen takeoff and digital estimating software (e.g., FastDUCT, QuoteSoft, PlanSwift, Trimble) alongside the Microsoft Office suite.
Interpersonal & Negotiation Skill: Natural ability to build immediate trust, present complex technical proposals, and negotiate effectively with developers, GCs, and executive decision-makers.
Accountable & Self-Driven Mindset: Sharp organizational skills and absolute integrity required to manage multiple complex bids and client proposals simultaneously.
Stable Career Background: Progressive work history demonstrating consistent achievement of revenue targets and accurate preconstruction deliverables.
Location & Authorization: Residence established within a comfortable daily driving distance of the Greater Madison, WI area, and US Citizenship or Green Card status.

Preferred Technical Assets (Bonus Skills)

Design/Build Engineering Background: Experience developing preliminary conceptual designs or engineering budgets prior to detailed mechanical prints.
Specialized Facility Experience: Background estimating complex HVAC systems for hospitals, cleanrooms, laboratories, or large industrial manufacturing plants.
Trade Credentialing: Formal apprenticeship completion, Journeyman status, or a Bachelor’s Degree in Construction Management, Mechanical Engineering, or Building Sciences.
