Full Job Description

Company Overview: Bruner Realty & Management Inc. is a full-service property management and real estate company dedicated to providing exceptional leasing, maintenance, and management services. Our team is committed to delivering outstanding experiences for both our residents and property owners.

Position Summary: We are seeking a skilled Property Manager to join our team. In this role, you will be the primary tenant-facing point of contact for a portfolio of properties, responsible for ensuring they are well-maintained, financially sound, and compliant with all applicable laws and regulations. You'll work closely with residents, ownership, vendors, and our internal team to deliver the high standard of service Bruner Realty & Management is known for. Tenant satisfaction and retention is a huge priority for the Property Management position.

This is a partially onsite, partially in-office position. Time will be split between visiting and working at the properties in your portfolio and working from our office. Please also note that some responsibilities, particularly showings and tenant-related needs, may occasionally require availability during evenings or weekends.

Key Responsibilities

Resident & Owner Communication

Serve as the main point of contact for all resident communication.
Respond to tenant inquiries and resolve issues promptly and professionally.
Provide owners with property updates as directed by the Senior Property Manager.
Issue rent certificates and rental references as needed.

Leasing & Marketing

Oversee leasing activities for assigned properties, including renewals, lease negotiations, early terminations, and transfers.
Post and update vacancies on all marketing channels, including property websites and listing services.
Conduct property showings for prospective residents, which may occasionally fall on evenings or weekends to accommodate applicant availability.
Send renewal leases and reminders, and initiate move-out processes when needed.
Support leasing staff as needed with application processing, lead contact, and sending leases.

Accounting & Financial Management

Handle delinquency issues, including late notices, late fees, and payment plans (with Senior Property Manager approval).
Code and submit payables for approval; review invoices for accuracy.
Bill back tenants for utilities, maintenance costs, or damages.
Review move-out inspections and vendor turnover invoices for security deposit processing.
Monitor property bank account activity to avoid discrepancies.

Maintenance Coordination

Manage and follow up on work orders.
Coordinate with vendors and maintenance staff for timely completion of repairs.
Communicate with residents regarding scheduled maintenance.
Address vendor performance issues and escalate when necessary.

Property Walks & Inspections

Conduct property walks at least once per week, noting maintenance and cleaning needs.
Perform pre-inspections for turnovers and create work order reports.

Apartment Turnovers

Schedule vendors for turnovers and coordinate key exchanges.
Ensure all turnover tasks are completed to Bruner Realty standards before move-in.

Qualifications

Minimum of 2 years in property management or a related field.
Understanding of landlord-tenant law and Fair Housing regulations.
Excellent organizational, negotiation, and conflict resolution skills.
Proficiency in property management software (AppFolio experience preferred).
Strong customer service focus with the ability to manage multiple priorities.
Willingness and ability to work occasional evenings or weekends as needed for showings and tenant needs.

Work Arrangement: This position is a blend of onsite and in-office work. You can expect to spend time both at the properties within your portfolio and at our office. Flexibility with scheduling is important, as some tasks may require availability outside of standard business hours.
