Job Description: The Maintenance Technician II at Hovde Properties is responsible for the daily operation, maintenance, preventative maintenance, and repairs of commercial and residential buildings, systems, and grounds with minimal supervision. This role plays a crucial part in assuring the completion of tenant requests, maintaining excellent tenant relations, and always keeping the property in a high state of repair. The Maintenance Technician II is expected to possess strong communication skills, both internally and externally, and demonstrate the ability to work independently and efficiently.
Essential Job Duties and Responsibilities:
1. Routine Maintenance: Conduct periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems. This includes lubrication, adjustment, cleaning, replacement of consumable parts, and periodic testing of the equipment.
2. Grounds Supervision: Perform routine checks of buildings, grounds, and equipment to identify unsafe or malfunctioning conditions. Ensure the cleanliness and orderly appearance of all work areas.
3. Maintenance Response: Address and resolve maintenance requests from commercial and residential tenants promptly and efficiently. This includes troubleshooting and repairing issues related to plumbing, electrical, appliances, heating/cooling systems, and other maintenance-related concerns.
4. Preventative Maintenance: Implement preventive maintenance measures to ensure the proper functioning and longevity of equipment and systems. This may include scheduled inspections, filter changes, lubrication, and other preventive tasks.
5. Record Maintenance: Keep accurate records of maintenance activities, including work orders, repairs performed, parts used, and equipment maintenance schedules. This helps in tracking maintenance history and ensuring compliance with safety regulations. Obtain tenant and management approvals for work orders, maintain a work order log, and ensure timely completion of work.
6. Contractor Coordination: Collaborate with external contractors and vendors for specialized repairs or services that cannot be handled in-house. Coordinate work schedules, monitor contractor performance, and ensure timely completion of contracted services.
7. Safety and Compliance: Follow safety protocols and adhere to regulations to maintain a safe working environment for oneself, colleagues, and tenants. This includes proper handling of tools and equipment, use of personal protective equipment, and compliance with safety guidelines.
8. Troubleshooting: Identify and diagnose equipment or system malfunctions and implement appropriate corrective measures. This may involve troubleshooting electrical circuits, diagnosing plumbing issues, or analyzing HVAC system performance.
9. Maintain Inventory: Monitor inventory levels of maintenance supplies, tools, and equipment. Replenish stock as needed to ensure availability for repairs and maintenance tasks.
10. Assist with Move-in/Move-out Process: Prepare units for new tenants by conducting necessary repairs, cleaning, and maintenance tasks. Coordinate with leasing staff to ensure timely turnover of units.
11. On-Call: Participate in the after-hours emergency response rotation. Occasionally provide on-call support during non-business hours to address urgent maintenance issues or emergencies that may arise. Respond promptly to after-hours calls and take appropriate actions to resolve the situation.
Occasional Responsibilities:
Special Projects: Participate in special projects that require maintenance expertise, such as renovations, upgrades, or equipment installations. Collaborate with the property manager and other team members to ensure timely and successful project completion.
Groundskeeping: Assist with maintaining the cleanliness and appearance of the property's outdoor areas. This may include tasks such as landscaping, snow removal, sidewalk maintenance, and parking lot repairs.
Training and Mentoring: Occasionally assist in training and mentoring new maintenance staff members. Share knowledge, best practices, and safety guidelines to ensure a smooth transition and promote a high level of performance among team members.
Vendor and Supplier Relations: Occasionally interact with vendors and suppliers to negotiate pricing, obtain quotes, and order necessary supplies or replacement parts. Maintain positive relationships to ensure timely and reliable service delivery.
Regulatory Compliance: Assist in ensuring compliance with local, state, and federal regulations related to maintenance activities. Stay updated on relevant codes and standards and assist in implementing necessary changes to maintain compliance.
Technology and Software: Occasionally utilize computer software or technology tools to streamline maintenance processes, such as maintenance management systems, work order tracking software, or communication platforms. Adapt to new technologies and leverage them to improve efficiency and effectiveness.
Team Collaboration: Occasionally collaborate with other departments, such as leasing, property management, or administrative staff, to address maintenance-related issues or support overall property operations. Foster a spirit of teamwork and cooperation to achieve shared goals.
Educational Requirements / Experience:
1. Education: Typically, a college diploma or certification in general maintenance is required to qualify for the Maintenance Technician position.
2. Technical Proficiency: A comfortable understanding of Microsoft Suite (especially Excel and Outlook).
3. Experience: A minimum of five years of experience in property maintenance or a related field is required.
