Full Job Description

Position Summary

The Onsite Property Manager is responsible for the daily operations, resident relations, leasing performance, property appearance, rent collection, for our Manhattan, KS portfolio. This position serves as the primary point of contact for residents and works closely with maintenance, leasing, and account services departments to ensure excellent customer service, property compliance, and financial performance.

Essential Duties & Responsibilities

Oversee the day-to-day operations of the market
Ensure the property is maintained in a clean, safe, and attractive condition.
Conduct regular property inspections and identify maintenance or safety concerns.
Coordinate with maintenance staff and vendors to ensure timely completion of work orders and property projects.
Ensure compliance with company policies, fair housing laws, and local regulations.

Account Services & Collections

Collect rent and monitor delinquent accounts.
Follow company procedures regarding late notices, payment arrangements, and lease violations.
Assist with budgeting and expense control efforts.
Maintain accurate resident accounts and property records.

Tenant Relations

Provide exceptional customer service to residents.
Address resident concerns, complaints, and maintenance requests professionally and promptly.
Foster positive resident relationships and community engagement.
Enforce lease agreements and community policies consistently.

Administrative Responsibilities

Maintain organized resident files and property documentation.
Enter and update information in property management software.
Prepare reports related to occupancy, collections, leasing activity, and maintenance.
Assist with audits and compliance reviews as needed.

Leasing

Conduct in person property tours and assist prospective residents as needed
Coordinate move-ins and move-outs as needed

Team Collaboration

Work closely with all department personnel to ensure efficient property operations.
Participate in company meetings, training sessions, and ongoing professional development.

Qualifications

High school diploma or equivalent required.
Property management experience preferred.
Strong communication, organizational, and problem-solving skills.
Leasing, Accounting, customer service, or administrative experience strongly preferred.
Working knowledge of Fair Housing laws and landlord-tenant regulations preferred.
Proficiency with Microsoft Office and property management software preferred.

Schedule

Full-time position. Monday - Friday 9am - 5pm.

Compensation & Benefits

Starting salary $50k/year - eligible for salary increases and bonuses based on yearly performance reviews
Eligible to enroll in health coverage benefits
Paid time off and holidays as outlined in company policies.
Eligible to enroll in 401k plan after 1 year of employment

Pay: $50,000.00 per year
