Full Job Description

Position Summary

The Director of Engineering is responsible for overseeing all engineering, maintenance, preventative maintenance, life safety systems, capital improvement support, and operational performance across a portfolio of residential and commercial properties. This role ensures all sites operate safely, efficiently, and in compliance with company standards while delivering exceptional service to clients, residents, and partners. The Director of Engineering provides leadership, technical expertise, operational oversight, training, budgeting support, and strategic planning for engineering teams throughout the portfolio.

Key Responsibilities Operational Leadership

Oversee daily engineering and maintenance operations across assigned properties.
Ensure all properties maintain high operational standards and appearance.
Develop and implement engineering policies, procedures, and best practices.
Monitor building systems performance including HVAC, electrical, plumbing, mechanical, and life safety systems.
Conduct regular property inspections and engineering audits.

Team Management

Lead, mentor, and supervise engineering managers, chief engineers, maintenance supervisors, and maintenance staff.
Assist with hiring, onboarding, training, and performance management of engineering personnel.
Ensure staff maintain professionalism, accountability, communication standards, and proper uniform compliance.
Develop staffing recommendations based on operational needs and site requirements.

Preventative Maintenance & Compliance

Ensure all preventative maintenance programs are properly executed and documented.
Maintain compliance with OSHA, local building codes, safety regulations, and company policies.
Oversee compliance inspections, corrective actions, and risk mitigation efforts.
Ensure all emergency systems and procedures are functioning properly.

Client & Vendor Relations

Serve as primary engineering liaison for ownership groups, property management teams, and clients.
Build strong working relationships with clients and site leadership.
Coordinate with vendors, contractors, and service providers to ensure quality and cost-effective services.
Assist with project planning, vendor negotiations, and capital improvement initiatives.

Financial & Project Oversight

Assist with engineering budgets, forecasting, and expense control.
Identify cost-saving opportunities and operational efficiencies.
Support capital projects, renovations, and major repair initiatives.
Review proposals, scopes of work, and project timelines.

Reporting & Performance Management

Prepare and submit engineering reports, inspection reports, KPI tracking, and operational updates.
Analyze operational performance metrics and implement improvement plans.
Ensure proper documentation of maintenance activities, incidents, and compliance records.

Qualifications

Minimum 10–15 years of engineering and maintenance experience in residential, commercial, or mixed-use properties.
Minimum 5 years of leadership or multi-site management experience.
Strong knowledge of HVAC, plumbing, electrical, mechanical, and building systems.
Experience managing large portfolios and multiple teams preferred.
Strong leadership, communication, and organizational skills.
Ability to prioritize multiple projects and operational demands.
Proficient in Microsoft Office and maintenance management systems.
Valid driver’s license required.
