On-Site Property Manager / Maintenance TechnicianPart-Time On-Site Kellogg, Iowa
We are looking for a highly motivated, dependable, and hands-on individual to live on-site and help manage the upkeep of a unique property consisting of 18 apartment units in a converted school building in Kellogg, Iowa.
This is a hands-on position responsible for preparing and repairing apartments for tenants, maintaining common areas and grounds, and identifying and completing maintenance and improvement projects. Duties may range from light cleaning and routine maintenance to larger repair and remodeling projects.
We are looking for someone who can take a project from start to finish, including identifying the problem, determining the materials and tools needed, completing the work, and leaving the area clean and ready for use.
The property has been owned by the same owners since it’s been converted to apartment buildings and is protected by 24-hour surveillance.
Responsibilities
Responsibilities include, but are not limited to:
- Prepare apartments for new tenants, from light to cleaning to complete remodel
- Perform routine property inspections, identify maintenance needs, and problem solve repairs
- Conduct apartment showings
- Clean and maintain the lobby, hallways, and other common areas
- Maintain exterior grounds, including lawn care and general yard work
- Perform snow removal during the winter
- Remove larger items and property-related trash
- Respond to and complete tenant maintenance requests
- Plan the materials, time, and logistics necessary to complete projects
- Coordinate repairs and projects efficiently using provided supplies
- Ensure all work is within adherence to budgets, timelines, and safety standards
- Recognize problems outside your skill set or scope of work and report them to the owner
Required Skills & Experience
Construction or property maintenance experience is required.
The ideal candidate should have practical experience with:
- Light carpentry: drywall, painting, flooring, trim work, etc.
- Light electrical: outlets, light fixtures, appliances, heaters, etc.
- Light plumbing: toilets, sinks, washers, dryers, and related repairs
- Appliance and furniture moving using a dolly
- Yard work and general grounds maintenance
- Snow removal
- Detailed cleaning and apartment turnover
- Basic project planning and problem-solving
The ability to independently identify what needs to be repaired and determine the best way to complete the work efficiently is extremely important.

Physical Requirements
- Must be able to lift 50+ pounds
