Position Summary
We're looking for a hands-on, detail-oriented Property Services Manager to take ownership of guest-ready property standards across our portfolio. This role directly manages our property Inspector, who handles the day-to-day post-turnover inspections, while you own quality standards, handle light maintenance, and coordinate vendors and bigger issues as they come up. You'll also own our smart lock and in-unit device systems and keep every property's setup and specs fully documented in Breezeway.
This is a great fit for someone who's reliable, catches the small details others miss, and likes solving problems on the spot rather than waiting for direction.
Responsibilities
Team Oversight
- Directly manage the property Inspector, who is responsible for completing guest-ready inspections after turnovers — including training, scheduling, and day-to-day guidance.
- Review the Inspector's work and provide coaching to ensure inspections consistently catch not just cleaning misses, but also that the property and its amenities are set up and represented exactly as they should be.
- Step in to complete inspections personally as needed (call-outs, overflow, or quality concerns).
Guest Readiness
- Ensure properties are inspected after every turnover to confirm cleaners meet company standards, coordinating additional cleaning when needed.
- Coordinate with the laundry facility to ensure linens and towels are delivered on schedule and meet quality standards.
- Provide cleaning teams with constructive, professional feedback to help maintain and raise company standards.
- Ensure vacancy checks and routine inspections are completed on schedule.
- Ensure properties are prepared for incoming guests — stocked, staged, and meeting company standards, including setting welcome gifts and door codes.
- Maintain and restock property supplies as needed.
Maintenance & Property Care
- Perform light repairs: replace air filters, batteries, and light bulbs; fix minor leaks or clogs; patch small drywall; replace door handles and hardware.
- Properly service HVAC condensation lines and other routine maintenance items using correct procedures.
- Install and troubleshoot smart locks (including managing access codes) and set up or troubleshoot smart TVs, Wi-Fi, and other in-unit devices.
- Monitor pools, spas, and outdoor spaces for safety and cleanliness.
- Verify all devices and appliances are in working order.
Vendor Coordination
- Coordinate with external vendors when larger issues arise (e.g., HVAC outages) — schedule service calls and follow up to confirm completion.
- Report and track unresolved maintenance items through to resolution.
Documentation & Compliance
- Document every property in detail within Breezeway — layout, settings, and how each item/system works — so the information is reliable for the whole team.
- Document property conditions with photos and checklists via mobile app.
- Ensure HOA compliance, including guest registration and parking passes.
Communication
- Communicate promptly and professionally with the Rental Manager on issues and priorities.
- Communicate directly with guests as needed to resolve concerns.
Requirements
- Comfortable training, coaching, and holding a direct report accountable to quality standards.
- Genuine hands-on maintenance ability and willingness to learn new repair skills.
- Comfortable troubleshooting basic technology, such as smart locks, smart TVs, and Wi-Fi (full training provided).
- Reliable vehicle and valid driver's license.
- Ability to work independently, think on your feet, and solve problems without needing to escalate every issue.
- Strong organizational skills and attention to detail.
- Comfortable using apps for checklists, scheduling, and photo documentation (Breezeway or similar).
- Flexibility to work weekends and adjust schedule as needed.
- Ability to reach overhead, bend, stoop, squat, kneel, and twist.
- Ability to lift 25–30 lbs and navigate stairs.
- Positive, professional attitude — this role interacts regularly with guests, vendors, and the team.
Preferred Qualifications
- Previous experience in property management, vacation rentals, or hospitality.
- Experience with smart home devices, low-voltage electronics, or IT troubleshooting.
- Basic knowledge of HVAC, plumbing, or electrical repair principles.
