Full Job Description

Associate Project Manager

Design / Build – Owners Representative firm looking for highly motivated professional to assist project management and construction teams with the implementation of projects under development and construction. We are a turn-key project real estate development team with opportunities to grow in all aspects of the development process, from concept through turnover for use.

Job Purpose

The Associate Project Manager assists the Project Manager in the planning, implementation, and tracking of project progress based on specified deliverables.

Primary Duties and Responsibilities

The Associate Project Manager performs a wide range of duties including some or all the following:

Project planning

Coordinate all aspects of development, including: pre-development, entitlements, consultant coordination, design and construction team oversight, marketing, and sales
Assist in reviewing and negotiating contracts with consultants and contractors
Assist in reviewing construction plans, RFIs and submittals
Assist in developing, updating and managing project schedules

Project Implementation

Assist the Project Manager in executing the project according to the project plan
Assist in daily oversight, coordination and completion of construction projects to meet design, cost and schedule goals
Assist in managing project development budget
Assist in reviewing legal documentation and contracts for all aspects of development
Assist in the management trade buy-out procedures including bid list creation, scope leveling and contract negotiation
Assist in management of agency approval and permitting process
Work collaboratively with project team members and consultants to set, enforce and accomplish project goals
Communicate project challenges to team members; research and present solutions
Prepare regular project updates/reports to Project Manager
Convene regular and required meetings to meet project goals and solve challenges
Assist in managing the project closeout process

Project Administration

Assist in the establishment of monitoring administrative procedures for the project
Develop forms and records to document project activities; including meeting minutes, memos and notes
Review and approve project subcontractor and vendor payment applications and miscellaneous invoices
Set up internal files to ensure that all project information is appropriately documented and secured
Actively participate on internal tasks that focus on continuous business improvement

Qualifications

Degree in construction management, architecture, engineering, or related field
At least five years of project and construction experience
Ability to manage a variety of tasks within a tight time schedule
Excellent quantitative, analytical, written and oral communication skills
Strong computer skills, including Microsoft Office
AutoCAD skills desired but not required
Strong work ethic and highly developed problem-solving skills
Strong attention to detail
Ability to think creatively and contribute to meeting project goals
Enjoy working under time constraints and ability to excel under pressure

Job Type: Full-time

Pay: $65,000.00 - $75,000.00 per year
