On-Site Property Manager / Licensed CAM

Luxury Oceanfront Condominium | Miami Beach, FL

A private oceanfront condominium association in Miami Beach is confidentially seeking an experienced, highly organized, and proactive On-Site Property Manager / Licensed Community Association Manager (CAM) to support the Board of Directors and oversee daily building operations.

This is a confidential search. The association is evaluating candidates privately and discreetly. Additional property details will be shared only with qualified applicants during the interview process.

About the Property

The property is an established oceanfront condominium community located in Miami Beach with approximately 165 residential units. The building includes common areas, pool and recreational spaces, valet/front desk operations, maintenance staff, vendor relationships, ongoing capital improvement projects, and resident-facing services.

The Board is seeking a manager who understands the operational realities of an older oceanfront condominium and can bring structure, accountability, communication, and proactive leadership to the property.

Position Overview

The Property Manager will be responsible for the day-to-day operation of the condominium, working closely with the Board of Directors, residents, vendors, maintenance staff, front desk/valet personnel, accountants, attorneys, and other service providers.

The ideal candidate must be professional, responsive, organized, calm under pressure, and capable of managing both daily resident concerns and larger operational priorities. A background in construction or basic construction knowledge is a plus.

This role requires someone who does not simply “wait for issues,” but actively inspects the property, follows up on open items, communicates clearly with the Board, and helps create a more organized management structure.

Key Responsibilities

Oversee daily building operations and common area management.
Serve as the primary operational point of contact for the Board of Directors.
Supervise maintenance, front desk, valet, cleaning, and other on-site personnel as applicable.
Conduct regular property inspections and identify maintenance, safety, vendor, and resident-service issues before they escalate.
Manage resident requests, complaints, work orders, violations, and follow-ups in a professional and timely manner.
Coordinate vendors, contractors, proposals, service agreements, repairs, inspections, and project timelines.
Assist the Board with budgets, operational planning, maintenance priorities, and capital improvement coordination.
Track open issues and provide clear updates to the Board.
Maintain organized records, contracts, vendor files, incident reports, maintenance logs, and association documents.
Support rule enforcement in a fair, consistent, and professional manner.
Help improve communication between management, residents, staff, and the Board.
Coordinate emergency responses, building access, insurance-related matters, inspections, and compliance issues.
Attend Board meetings as needed and provide operational reports.
Ensure the property is maintained to a high standard appropriate for an oceanfront Miami Beach condominium.

Required Qualifications

Active Florida CAM license required.
Prior condominium association management experience required.
Experience with oceanfront, high-rise, or mid-rise condominium properties strongly preferred.
Strong knowledge of Florida condominium operations, vendor coordination, resident relations, budgets, maintenance processes, and Board support.
Excellent written and verbal communication skills.
Strong organizational and follow-up skills.
Ability to manage competing priorities and respond calmly to urgent issues.
Experience working with Boards of Directors and residential communities.
Comfortable using management software, email, spreadsheets, shared documents, and work-order systems.
Professional judgment, discretion, and confidentiality are essential.
Proficiency in Google Workspace or comparable productivity platforms, with the ability to create and implement organizational templates, documents, spreadsheets, and forms that streamline workflows and improve staff productivity and operational efficiency.
Ability to effectively leverage AI tools to improve productivity, streamline operations, analyze information, support problem-solving, and enable more informed and efficient decision-making.

Preferred Qualifications

Experience managing older buildings with active maintenance and capital improvement needs.
Familiarity with Miami Beach permitting, inspections, vendors, and local operational requirements.
Experience improving internal processes, work-order tracking, vendor accountability, and resident communication.
Bilingual English/Spanish preferred but not required.
Experience supervising on-site staff.

Ideal Candidate Profile

We are looking for a manager who is:

Comfortable walking the property regularly and identifying problems directly.
Respectful but firm with vendors, staff, and residents.
Transparent with the Board and willing to document issues clearly.
Capable of bringing order to a building with many moving parts.
Professional enough to handle resident concerns diplomatically while still enforcing rules and procedures.
Experienced enough to know when an issue requires Board input, legal input, vendor escalation, or immediate action.

Compensation

Compensation will be competitive and based on experience, qualifications, license status, and proposed scope of services. A strong part-time candidate may be considered depending on experience.
