Job Overview
Responsible for maintaining the entire hotel property, including the physical building structures, all mechanical, electrical, HVAC systems and related equipment with particular attention towards safety, guest satisfaction, security and asset protection.
Duties and Responsibilities
ESSENTIAL FUNCTIONS
· Conduct walk-throughs and visually assess the safe and efficient maintenance and operation of the physical structures of the hotel, all mechanical, electrical, HVAC systems and any other related equipment
· Inform the General Manager and hotel department heads on a regular basis regarding the specific and overall condition of the building structure, related systems and equipment offering knowledgeable, cost effective proposals for maintaining these systems
· Manage and coordinate bids, quotes and contracts for 3rd party vendors
· Ensure all projects, including, but not limited to, routine maintenance, repairs, replacement and renovation projects, are completed on time and according to specifications
· Maintain effective Energy Management and Preventative Maintenance programs and conducting special training for other operating departments on the safe and efficient use of equipment and energy in the hotel
· Work closely with other departments to ensure coordination of maintenance tasks
· Supervise maintenance associates including assisting with hiring, training, evaluations, development and disciplining
· Prepare and adjust weekly work schedules in accordance with staffing guidelines and labor forecasts
· Assist with processing requests for personal time off, holidays for team members, schedule changes, overtime, purchase requests and expenditures
· Review guest comments and ensuring that problems are identified and corrected in a timely manner
· Respond to guest requests in a timely, professional and friendly manner to help ensure that we are meeting or exceeding guest expectations
· Act as the safety coordinator for the entire hotel including ensuring that all emergency equipment and systems are inspected, tested and certified per standards
· Maintain a safe work environments throughout the hotel for all associates, enforcing safety guidelines and building awareness about safety
· Ensure compliance with OSHA, Fire & Safety Laws
· Assess critical repairs and facilitate an immediate and cost effective response
· Implement and manage procedures and practices that ensure quality assurance for work performed by hotel maintenance teams
· Ensure that there is an adequate inventory of parts, supplies, tools and materials available through effective ordering
· Perform other duties and special projects as assigned by Management
· May serve as “Manager-on-Duty” as required
Other:
· Regular attendance in conformance with the standards, which may be established from time to time, is essential to the successful performance of this position. Employees with irregular attendance will be subject to disciplinary action, up to and including termination of employment.
· Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel. In addition, attendance at all scheduled training sessions and meetings is required.
· Upon employment, all employees are required to fully comply with all rules and regulations for the safe and efficient operation of hotel facilities. Employees who violate hotel rules and regulations will be subject to disciplinary action, up to and including termination of employment.
· Ability to travel to attend workshops, tradeshows, conventions, etc.
· May be required to work nights, weekends, and/or holidays

WORK ENVIRONMENT / PHYSICAL DEMANDS:
· Job requires working inside as well as out of doors in all weather conditions. Aspects of job may require working in extreme temperatures. Extreme is defined as temperatures sufficient to cause marked bodily discomfort unless the worker is provided with exceptional protection.
· Working in small confined areas in awkward positions is required.
· Physical activities include walking, talking, seeing, hearing, reaching, holding, grasping, stooping, bending, crawling, stretching, kneeling.
· Considerable dexterity of hands, fingers, and wrists is required.
· Ability to walk and stand for long periods is required.
· Ability to lift and carry 100 pounds.
· Ability to use body members, hand tools or other devices to lift, hold and carry materials
Education and/or Experience
· High school or equivalent education required. Bachelor's Degree or technical school degree preferred.
· One+ years of hands-on experience working on minor electrical, painting, plumbing and HVAC repairs preferred. Experience in a hotel engineering department highly desired.
Licenses, certificates or permits:
· Ability to obtain and/or maintain any government required licenses, certificates or permits.
· Compliance with state and local laws is required.
· Must possess a valid driver’s license and acceptable driving record.
