Full Job Description

AHNTECH is seeking an experienced On-Site Facilities Project Manager to oversee preventive maintenance, demand maintenance, repair services, and overall facilities operations at Fort Benning, Georgia, in support of the U.S. Department of War (DoW).

This is a full-time, dedicated on-site position responsible for contract performance, staff supervision, work-order management, quality control, reporting, subcontractor coordination, and communication with Government representatives.

A major part of this role is maintaining a strong working relationship with the Government customer. The Project Manager must communicate clearly, respond quickly to concerns, provide accurate and timely status updates, and work closely with the Contracting Officer’s Representative (COR) and other Government stakeholders to resolve issues and prioritize work.

Key Responsibilities

Serve as AHNTECH’s primary on-site point of contact with the Government at Fort Benning.
Manage preventive maintenance, demand maintenance, service calls, emergency repairs, inspections, and task-order work.
Supervise maintenance technicians, administrative personnel, and subcontractors.
Coordinate daily schedules, staffing, materials, equipment, and subcontractor support.
Ensure work is completed within contractual response times, performance standards, and quality requirements.
Manage CMMS work orders, documentation, backlog, labor hours, material costs, completion records, and status updates.
Monitor preventive maintenance schedules and ensure required maintenance is completed and properly documented.
Review, prepare, and submit required contract reports and deliverables accurately and on time.
Identify work that may exceed the contract’s Limit of Liability and prepare scopes, estimates, Rough Order of Magnitude (ROM) estimates, and supporting documentation as required.
Ensure no out-of-scope or separately funded work begins without proper written authorization.
Coordinate vendors and subcontractors and verify completed work meets contractual and technical requirements.
Support quality control inspections, safety requirements, employee training, and corrective-action activities.
Track open deficiencies, aging work orders, recurring maintenance issues, and other performance concerns through resolution.
Maintain professional and responsive communication with the COR, Contracting Officer, installation representatives, facility personnel, and other Government stakeholders.
Provide timely notification and escalation of emergencies, critical equipment failures, safety concerns, and other significant facility issues.

Required Qualifications

Five or more years of experience managing facilities maintenance, building operations, public works, construction, or a related technical operation.
Experience supervising maintenance personnel, skilled trades, and subcontractors.
Strong leadership, customer-service, communication, and problem-solving skills.
Experience working directly with Government representatives, property owners, or senior facility customers.
Knowledge of preventive maintenance, corrective maintenance, demand maintenance, work-order management, and emergency response.
Experience using a CMMS or similar computerized maintenance-management system.
Ability to read, understand, and apply contract requirements, scopes of work, technical specifications, and performance standards.
Strong written communication, reporting, documentation, scheduling, and organizational skills.
Ability to manage multiple priorities and respond effectively to changing operational requirements.
Valid driver’s license.
Ability to pass required background checks and obtain and maintain access to Fort Benning.
Availability to respond to emergency situations outside normal working hours when required.

Preferred Qualifications

Experience managing a federal, Department of War (DoW), U.S. Army Corps of Engineers (USACE), or similar Government facilities-maintenance contract.
Familiarity with the roles and responsibilities of the Contracting Officer and Contracting Officer’s Representative (COR).
Experience managing firm-fixed-price facilities-maintenance work and separately funded task orders.
Knowledge of HVAC, electrical, plumbing, fire protection, building automation systems, roofing, generators, and general building systems.
Experience managing subcontractors, developing scopes of work, reviewing estimates, and coordinating repairs.
Familiarity with Government work-order, reporting, quality-control, and contract-compliance requirements.
OSHA 30 or similar safety-management training.

Work Schedule

This position is based on-site at Fort Benning, Georgia. Normal work is generally performed Monday through Friday during daytime hours. After-hours, weekend, holiday, and emergency support may be required based on contract and facility needs.
