Part-Time Property Maintenance Technician & Groundskeeper — Lowell
We are looking for a dependable local Property Maintenance Technician & Groundskeeper with practical property-maintenance skills to help maintain a four-unit residential property in Lowell.
Compensation
- $250/month baseline payment for the recurring responsibilities listed below, along with proximity to the property and reasonable availability to respond to calls or messages
- $25/hour for substantive repair work, grounds work beyond the routine baseline sessions, and other additional work
- $37.50/hour for time actively responding to an unscheduled emergency for up to the first four hours; additional time is paid at the regular hourly rate
- The role does not require continuous 24/7 availability
Local availability + apartment opportunity
Candidates must live close enough to provide prompt local access and urgent emergency response, generally within about 10 minutes, or live at the property.
One or more competitively priced apartments in the building may be available for selected candidates to rent.
Baseline Property Maintenance Technician & Groundskeeper responsibilities
- Conduct two brief preventive-maintenance inspections each month and provide photos and recommendations on developing repair needs, common-entry door condition, and other building conditions
- Complete two landscaping and groundskeeping sessions each month from March through October, including weeding gardens, pruning shrubs, safely trimming manageable vegetation, removing litter and debris, and maintaining the general appearance of the grounds
- Provide up to two minor snow-shoveling sessions per month from November through February for accumulations under 2 inches. Larger accumulations of 2 inches or more and difficult, icy, or repeated snow or ice conditions are handled by a professional snow contractor
- Help with minor winter deicing, inspect walking surfaces, and address missed areas when appropriate
- Manage routine smoke and carbon monoxide detector checks and battery replacement where applicable, track detector replacement needs, monitor fire extinguisher condition, and coordinate professional extinguisher service when needed
- Replace common-area light bulbs and report fixture or electrical problems requiring licensed service
- Provide safe onsite assessment or limited response for urgent maintenance issues when reasonably available and appropriate, coordinating with Operations, the owner, tenants, and vendors as needed
- Assess repair problems onsite, document conditions, and recommend next steps
- Perform appropriate minor repairs and maintenance
- Recommend licensed or specialized trades when needed
Substantive repair work and grounds work beyond the routine baseline sessions are paid at $25/hour. Work requiring a license, permit, certification, specialized credential, or other regulated or specialized expertise—including electrical, plumbing, HVAC, structural, and similar work—is referred to appropriately qualified professionals unless the candidate separately holds the required credential.
No one is expected to enter or remain in unsafe conditions or perform work outside their skills, qualifications, or authorized scope.

- Troubleshooting, painting, light carpentry, and turnover work
- Groundskeeping and landscaping
- Experience using basic tools appropriate to the work
- Good judgment about when to stop and call a licensed or specialized professional
