Role Description:
The Facilities Manager is a hands-on leadership position responsible for overseeing the maintenance, repair, safety, and functionality of company facilities across all locations. In addition to supervising Facilities Department employees, the Facilities Manager will personally diagnose, troubleshoot, maintain, and do routine repairs on HVAC, electrical, and mechanical systems, while coordinating qualified outside contractors for major repairs, specialized work, and system replacements.
General Responsibilities and Duties:
· Oversee the daily operations of Facilities Department personnel, including work assignments, preventive maintenance, emergency repairs, and facility projects.
· Utilize the maintenance-management system to develop, implement, and maintain a company-wide preventive maintenance program for buildings, HVAC, electrical, plumbing, mechanical systems, doors, roofs, parking areas, and other facility assets.
· Personally perform troubleshooting, maintenance, and repairs on HVAC systems, electrical systems, mechanical equipment, and other building systems.
· Conduct regular inspections of all company facilities and document deficiencies, corrective actions, and priorities.
· Maintain accurate maintenance records, warranties, inspections, permits, service agreements, and facility documentation.
· Respond to urgent facility and equipment failures and participate directly in repairs when necessary, prioritizing maintenance requests and assignment of maintenance tasks to team members or contractors.
· Oversee outside contractors including soliciting bids, negotiating pricing, scheduling work, verifying completion, and ensuring invoices match work completed.
· Ensure Facilities Department employees and contractors follow applicable safety procedures, including proper use of PPE, lockout/tagout procedures, fall protection, electrical safety practices, and other applicable company and regulatory requirements.
· Maintain appropriate inventory of commonly used maintenance parts, supplies, tools, and equipment to support timely repairs while controlling unnecessary inventory and expense.
· Collaborate with security system and fire safety vendors to ensure proper risk management measures.
· Ensure facilities are prepared for changing weather conditions, including oversight of snow plowing.
· Evaluate repair-versus-replacement decisions and collaborate with property owners, location management, and senior management regarding capital improvement budgeting and long-term planning for facilities infrastructure.
· Develop KPIs and periodically report facility performance, maintenance backlog, spending, capital needs, and major risks to senior management.
· Other duties as assigned
Supervisory Responsibilities:
· Direct supervision of Facilities Technicians
· Provides direction and oversight to outside contractors and service providers.
Required Skills/Abilities:
· Strong hands-on mechanical, HVAC, electrical, and plumbing troubleshooting and repair skills. Candidates must be capable of independently diagnosing problems and performing repairs, not solely coordinating or supervising outside contractors.
· Demonstrated experience using electrical testing equipment, diagnostic tools, hand tools, and power tools associated with facility maintenance.
· Knowledge of applicable building, fire, OSHA, and workplace safety requirements
· Excellent communication and interpersonal skills, including the ability to speak professionally with all levels of employees, customers, vendors and team members.
· Strong time management, organization, project management, and prioritization skills.
· Strong computer skills and ability to utilize maintenance-management software.
· Ability to analyze problems, establish priorities, and make sound decisions with limited supervision.
Education and Experience:
· High school diploma or equivalent required.
· Minimum five years of progressively responsible experience in facilities maintenance, building systems, construction, industrial maintenance, or a related field, including at least three years of supervisory or management experience.
· Technical/trade education, associate degree, bachelor's degree, or equivalent combination of education and relevant experience preferred.
· Relevant HVAC, electrical, mechanical, or other trade certifications and licenses preferred.
Physical Requirements:
· Ability to regularly stand, walk, bend, stoop, kneel, crouch, reach, climb stairs and ladders, and work in confined or difficult-to-access mechanical areas.
· Ability to safely climb ladders and access rooftops and elevated work areas.
· Ability to lift and carry up to 50 pounds and occasionally move heavier equipment or materials with assistance or appropriate equipment.
· Ability to safely work indoors and outdoors in varying weather conditions and temperatures.
· Possess and maintain a valid driver's license, valid DOT medical card, and meet company requirements for operation of company vehicles.

Schedule:
· Full-time, typically Monday through Friday. This position requires flexibility to work outside normal business hours, including evenings and weekends, as necessary to respond to facility emergencies and operational needs.
· Serve as a primary point of contact for significant facility emergencies and coordinate or respond to urgent facility issues outside normal business hours when necessary.
Pay Range: Commensurate with experience
