Full Job Description

General:

The Residential Construction Superintendent will perform work at job sites at various sites in Delaware (e.g., Sussex, Kent Counties).

Under the direction of the Production Manager, the Residential Construction Superintendent will be responsible for the preparation, maintenance, and monitoring of construction in order to complete the assigned project (new home and/or renovation) on time and under budget, while maintaining the Company's high standards of quality and workmanship. The individual will also oversee and direct all trade partners and remedial work throughout the community.

Essential Duties and Responsibilities:

Essential duties and responsibilities include the following. Essential duties may vary according to region, area, or assignment. Other duties and responsibilities may be assigned.

Apply the Company’s vision, pledge, and guiding principles to every facet of responsibilities in an effort to improve our Company, while holding trade partners to those same standards.
Monitor and follow established Company safety procedures and ensure that all applicable OSHA field safety requirements are being complied with.
Overall coordination of home building operations and effective supervision of construction (e.g., build quality homes on schedule and within budget).
Supervise and oversee the coordination and ordering of construction materials and deliveries.
Understand subcontractor scopes of work and agreed upon timeframes.
Conduct in-line production inspections by performing daily inspections to assure completeness, quality construction and schedule remains on time. Immediately notify Trade Partner of deficient items found and determine when corrections will be made.
Prepare punch lists on homes and ensure completion by trade partners.
Interface with public and private utility companies and schedule inspections.
Update team members regarding status, as requested and as appropriate.
Oversee government inspections and utility installations to prevent delays in construction.
Conduct detailed inspections to ensure entire scope of Trade Partners work is 100% complete before authorizing payment.
Conduct Pre-Construction, Pre-Drywall, and Pre-Settlement Meetings.
Monitor and recommend ways to minimize construction “Variance Purchase Orders.”
Perform post-settlement warranty service including 30-day and 10-month inspections. Coordinate service for both.
Service customer from pre-construction through closing.
Monitor weekly construction schedules and forecast delivery dates.
Maintain a friendly, fair, and consistent posture with homeowners, while meeting and exceeding their expectations.
Various supervisory duties, including:
Coordinating, scheduling, and supervising staff personnel, trade partners, and suppliers.
Releasing materials.
Assisting in the evaluation of all new products, suppliers, and trade partners.
Attend trade partner performance meetings with the Purchasing & Estimating Department.
Training Assistant Site Managers.
Evaluating trade partners and staff.
Various construction duties, including:
Ensuring the cleanliness of production units.
Monitoring soil erosion protection.
Reviewing individual Site Plans and Landscape Plans for correctness.
Inspect lumber, windows, trim and door materials upon delivery versus actual purchase order amounts ordered.
Daily inspection of every home under construction.
Ensure specs and models are walked / inspected at least once a week.
Various customer service duties, including:
Conducting Pre-Construction, Pre-Drywall, and Pre-Closing Orientation Meetings as directed by the Production Manager.
Returning all customer calls within 24 hours.
Miscellaneous duties, including:
Meeting with government officials, as required
Assisting the Director of Land Development in monitoring installation of improvements.
Performing rental unit maintenance on an as needed basis.

Education and/or Experience:

Bachelor’s degree in Construction Management or three-to-five years of field supervisory experience; three-to-five years of construction experience (mandatory); ability to read blueprints; trade experience helpful.

Additional Knowledge, Skills, and Abilities:

Excellent verbal, written, organizational, planning, and supervisory skills are essential.
Ability to deal effectively with people within and outside of the organization, while being tactful and assertive.
Must be conscientious, loyal, and dependable.
Ability to prioritize and manage multiple projects, meet deadlines, solve problems, and make decisions under pressure.
Strong knowledge of the construction process.
Must be computer literate.
Must be a motivated, self-confident, self-starter with the ability to set goals, priorities, and work with little supervision.

Language Skills:

Ability to read, analyze, and interpret policies, contracts, journals, and financial reports. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write reports, proposals, correspondence, technical, and employee communication. Ability to effectively present information to employees, top management, customers, clients, public groups.

Mathematical Skills:

Ability to monitor, and apply budgets, costs, and other related accounting concepts to practical situations.

Reasoning Ability:

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions and deal with several variables.
