Position Title: Data Center Land Development Manager
Location: Racine, WI
Duration 9+ Months with high possibilities of extension

Responsibilities:
Overview:
You'll help develop and deliver the factories, grids, transit systems, and public infrastructure that keep communities moving, and do it smarter, safer, and more sustainably than ever before.
You'll work alongside people who think big and act bold: project managers, engineers, technologists, and strategists who blend real-world experience with digital innovation and AI. Responsibilities:

You'll collaborate with land use, planning, and development experts to ensure cohesive project execution.
You'll lead cross-functional coordination during the review, due diligence, design, and permitting phases of data center projects.
You'll establish and manage delivery teams tailored to the specific needs of each development project.
You'll bring commercial and practical experience to overcome complex land development challenges.
You'll ensure development timelines are met to support the timely construction of critical infrastructure.
You'll identify risks and proactively develop solutions to keep projects on track and within budget.
You'll implement and enforce efficient development practices to achieve organizational business targets.
You'll act as a central point of accountability for development-phase milestones across multiple projects.
You'll communicate progress and challenges effectively to senior stakeholders and cross-functional teams.

Onsite at Client site:
The work location for this role is onsite with our clients and partners to enable delivery and cultivate our client relationships.

With all our roles, there is some in-person time for collaboration, learning and building relationships with clients, peers, leaders and communities. As an employer, we will be as flexible as possible to support your specific work/life needs.

Qualifications:
Land Development
Minimum of 7 years experience in project management, working on projects engaging directly with municipalities, AHJs, and utility districts to drive appropriate resolutions to development.
Minimum of 7 years of combined working experience in the land development, design, permitting, and construction industries.

Bonus Points If You Have:

Direct data center development experience.
Experience in working through zoning, land use, and permitting in multiple markets.
Specific knowledge of land use planning and development, including due diligence processes and contracting, A/E design processes, zoning, permitting, utility delivery, and full entitlement.
Experience in development projects including heritage, planning policy, and approvals.
Strong people skills and confidence to effectively engage with a variety of internal and external stakeholders.
Expert grasp of infrastructure projects.
Ability to arrange priorities and escalate competing risks to meet deadlines with minimum input from leadership.
Keen eye for detail and adept problem-solving abilities.
Must have demonstrated experience relaying and receiving information (written and verbal).
Expert ability to work collaboratively in a structured, disciplined, multi-disciplinary technical environment.
Adept at resolving issues and maintaining effective working relationships.
